CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN PAR-
TICULAR THE BOUNDARIES OF THE ZONING DISTRICTS AS
INDICATED UPON THE ZONING MAP OF THE CITY OF BEAU.-
MONT REFERRED TO IN SECTION 42-9 OF THE CODE OF
ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING THE.
CLASSIFICATION OF A TRACT OF LAND IN THE CITY OF
BEAUMONT, JEFFERSON COUNTY, TEXAS, B-EING A PART OF
AND OFF OF AN 8-ACRE TRACT IN THE SOUTH PORTION OF
BLOCK 12.OF THE ANNIE T. WARREN SUBDIVISION, PRES-
ENTLY ZONED "R-3", TO 11C-21t.
BE IT ORDAINED BY THE, CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of the City referred -to in Section 42-.9 thereof,
is hereby amended by changing the.zoning classification of the follow-
ing described property presented zoned "R«-31t, Modified Two Family and
Multiple Dwelling District, to "C-21t, Central Commercial District, to
wit:
Being a part of and off of an 8-acre tract in the south
portion of :Block 12 of the Annie T. Warren Subdivision;
said parcel being the remaining part of said 8-acre
tract lying north of the north right-of-way line of High-
way Loop 251, said tract being more particularly described
by metes and bounds as follows:
Beginning at a point in the north right-of-way line of
Loop 251 where the west line of said 8-acre tract crosses
same;
Thence S. 700 551 E. along the north right-of-way line
of Loop 251 two hundred ninety. -eight and three tenths
(298.3) feet to point;
Thence S. 780 034 E. along the north right•.of-way line
of Loop 251 four hundred three and one tenth (403.1) feet
to point;
Thence S. 700 551 E. along the north right -of -.way line
of Loop 251 forty-six and three tenths (46.3) feet to the
East line of Block 12, also the -East line of said 8 acres,
also the West line of Block 15, said line being also the
dividing line between the Fertitta and W. T. Davenport
tracts;
Thence North along the -East line of said Block 12
and the 8-acre tract and the West line of Block 15,
four hundred two and five tenths (402.5.) feet to
the northeast corner of the 8--acre tract;
Thence West along the North line of the 8-acre
tract, seven hundred twenty and one tenth (720.1)
feet to the northwest corner of the 8-acre tract;
Thence South along the West line -of the 8-.acre
tract, two hundred .eight and three tenths (208.3)
feet to th.e place of beginning, and containing
approximately four and eighty-five hundredths (4.85)
acres;
and the said official zoning map of The City of Beaumont is hereby
amended to reflect such change.
Section 2-.
That in all other respects the use .of th-e property described
shall be subject to all.of the applicable regulations contained in
Chapter 42 of the Code.of Ordinances of Beaumont, Texas, adopted
August 19, 1958, effective October 19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable and that if the validity of the zoning affect-
ing any portion of the property described hereinabove shall be de-
clared to be invalid, the same shall not affect the validity of the
zoning of the balance .of the.property described herein.
Section A.
That any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same penal-
ties provided for in the said Chapter 42 of the Code of Ordinances
of Beaumont,, Texas.
