ENTITLED AN ORDINANCE.AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN PAR-
TICULAR, THE BOUNDARIES OF THE ZONING DISTRICTS.AS
INDICATED UPON THE ZONING MAP OF THE CITY OF BEAU-
MONT REFERRED TO IN SECTION 42--9 OF THE_CODE OF
ORDINANCES OF BEAUMONT, TEXAS., BY CHANGING THE.
CLASSIFICATION OF PORTIONS OF BLOCK 8 OF THE CRARY
ADDITION TO THE CITY OF BEAUMONT.$ AS DESCRIBED
HEREIN, PRESENTLY ZONED "R.-31t TO "C-2.11; AND BY
CHANGING THE CLASSIFICATION OF A 24.989--ACRE TRACT
OF LAND IN THE W. B. DYCHES. SURVEY IN THE. CITY OF
BEAUMONT, AS DESCRIBED HEREIN, PRESENTLY ZONED
LtR 111 TO 11 C- 21t .
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS.:
Section 1.
That Chapter 4:2 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundariesofthe zoning districts as indicated
upon the zoning map of the City referred to in Section 42--9 thereof,
is hereby amended by changing the zoning classification of the follow-
ing described property presently zoned 'tR-311, Modified Two. -Family
and Multiple Dwelling District, to 'tC-21t, Central Commercial District,
to wit:
Being 'a portion of Lots.85, 86, 87, and 88, Block 8
of the Crary Addition to. The City of Beaumont, Jef-
ferson County, Texas, and being more particularly
described by metes and bounds as f.ollows:.
Beginning at the intersection of the southerly line
of Franklin Street or northerly line of said Lot 85
with the westerly line of Victoria.Ayenue or the
easterly line of said Lot 85;
Thence in a southeasterly direction along the said
westerly line of Victoria Avenue or the easterly
lines of Lots 85, 86,. 87, and part of Lot 8.8 for a
distanceof one hundred eighty (180) feet.to a point
for corner;
Thence in a southwesterly direction along a line par-
allel with and one hundred. eighty (180) feet distant
from the said southerly line of Franklin Street or
the said northerly.line of Lot 85 for a distance of
one hundred fifty (150) feet to a point for corner in
the westerly line of Lot 88;
Thence in a. northwesterly line along thess.aid westerly
line of Lot 88 and along the westerly line of Lot 87
for a distance of sixty (60) feet to a point for, corms.

Thence in a.northeasterly direction along a. line par-
allel with and one hundred twenty (120) feet distant
fr-om the said southerly line of Franklin Street or
the said northerly line of Lot 85 for a distance of
thirty (30) feet to a point for corner;
Thence in a. northwesterly direction along a line par•-
allel. with and one hundred twenty (120) feet distant
from the said westerly line of -Victoria Avenue or the
said easterly lines of Lots 87, 86,. and 85 for a dis-
stance of one hundred twenty (120) feet to a point for
corner. -in the said southerly line of Franklin Street
or the said northerly line of Lot 85;
Thence in a northeasterly direction along the said
southerly line of Franklin Street or the said north-
erly line of Lot 85 for a.distance of one hundred
twenty (120) feet to the place of beginning;
and.by changing the zoning -classification of the following described
property presently zoned itR-111, Single Family Dwelling District, to

Being a 24.979-a.cre tract of land in the.W. B. Dyches
.Survey, Beaumont, Jefferson County,.Texas., .and being
more particularly described by metes and bounds.as
follows:
Beginning at the intersection_ of the south line of a

to.McQuistian Construction Company, Inc.., by deed
dated February'10, 1955, and recorded in Volume 972,
page,202 of the Jefferson County Deed Records, with
the west line of the T&NO Railroad right of way;
Thence south 41 degrees 28 minutes 30 seconds east
771.78 feet along said.we,st line of the. T&NO Railroad,
right of way to stake for corner in the north bound-
ary line of a 20-Moot strip conveyed by .Suburban
Acres to the State of Texas -for a, drainage channel
purpose only;
Thence south 42 degrees 02 minutes west along the
said north boundary line of said 20.-foot strip 121.4.13
feet to stake for corner in the east. boundary line of

and the said official zoning map .of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That.in-all other respects the use of the property herein -
above described shall be subject.to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958,.eff ective October 19, 1958, as amended.
Section 3.
That the terms.and provisions_ -of this ordinance shall be
deemed t-o be severable and that if the validity of the zoning affect-
ing any portion of the property described hereinabove shall be de-
clared to be invalid, the same shall not affect the validity of the
zoning of the balance of the property described herein.
Section 4.
That any person -or corporation violating any of the terms
and provisions of this ordinance shall be. subject to the same penal. -
ties pr-oyided for in the said Chapter 42 of the Code of Ordinances. of
Beaumont, Texas. r/�
