THROUGH 12_ IN BLOCK 23, LOTS 1 THROUGH 20 IN BLOCK- 24, LOTS 1 THROUGH ..12 IN BLOCK 25., LOTS 14 THROUGH.21 IN BLOCK 25, LOTS 1 THROUGH 9 IN.BLOCK 26, LOTS 10 THROUGH 18 IN.BLOCK 27, McFADDIN HEIGHTS ADDITION TO THE CITY OF BEAU-_ MONT, PRESENTLY. ZONED 11R-37 AND "C-111 to "C-214 . BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS: Section 1. That Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in particular the boundaries of the zoning districts as indicated upon the zoning map of the City referred to in Section 42-9 thereof, is hereby amended by changing the zoning classification of the follow- ing described property presently zoned 11R-3", Modified Two -Family and Multiple Dwelling District, and "C-111, Neighborhood Commercial Dis- trict, to "C-2Y4, Central Commercial District, to wit: Lots 1 through 12 in Block 23, Lots 1 through 20 in Block 24, Lots 1 through 12 in Block 25, Lots 14 through 21 in Block 25, Lots 1 through 9 in Block 26, Lots 10 through 18 in Block 27, McFaddin-:. Heights Addition to The City of Beaumont, Jefferson County, Texas; and the said official zoning map of The City of Beaumont is hereby amended to reflect such change. Section 2. That in all other respects the use of the property hereinabove described shall be subject to all of the applicable regulations con- tained in Chapter 42 of the Code ot- Ordinances of Beaumont, Texas, adopted August 19, 1958, effective October 19, 1958, as amended. Section 3. That the terms and provisions of this ordinance shall be deemed to be severable and that if the validity of the zoning affect- ing any portion of the property described hereinabove shall be de- clared to be invalid, the mme shall not affect the validity of the zoning of the balance of the property described herein. Section 4. That any person or corporation violating any of the terms and provisions of this ordinance shall be subject to the same penal- ties provided for in the said Chapter 42 of the Code of Ordinances of Beaumont, Texas. `l✓ PASSED by the City Council this day of June, A.
