ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE CODE
OF -ORDINANCES OF THE CITY OF BEAUMONT PERTAINING TO
ZONING, AND IN PARTICULAR THE BOUNDARIES OF THE ZONING
REGULATIONS AND DISTRICTS AS INDICATED UPON THE ZONING
MAP OF THE CITY OF BEAUMONT REFERRED TO IN SECTION 42-9
OF THE CODE OF ORDINANCES OF THE CITY-OF-BEAUMONT BY
CHANGING THE CLASSIFICATION OF THE.FOLLOWING DESCRIBED
PROPERTY PRESENTLY ZONED "R-S", "C-1"1 and "C-2" to "I-1":
FROM THE CENTERLINE OF HILLEBRANDT BAYOU AND THE CENTER-
LINE OF COLLEGE STREET,.AS.BOTH ARE NOW ESTABLISHED, EAST
ALONG THE CENTERLINE OF COLLEGE STREET TO THE CENTERLINE.
OF 11TH STREET, THENCE SOUTH ALONG THE CENTERLINE OF.11TH
STREET TO..THE.CENTERLINE'OF.WASHINGTON BOULEVARD, THENCE
TPIES'T ALONG . THE CENTERLINE OF WASHINGTON BOULEVARD TO THE
EAS` LINE OF LOT 1, BLOCK 4, CARVER TERRACE ADDITION
PRODUCED NORTHWARD, THENCE SOUTH ALONG THE EAST LINE OF
LOT 1, BLOCK-4, CARVER TERRACE.ADDITION.AND ITS EXTENSION
TO A POINT 150 FEET SOUTH OF THE PRESENT SOUTH LINE OF
WASHINGTON.BOULEVARD, THENCE.WEST_ALONG.A LINE PARALLEL
WITH AND 150 FEET..SOUTH,OF THE PRESENT SOUTH LINE OF
WASHINGTON BOULEVARD TO THE.CENTERLINE OF THE GC&SF RAIL-
ROAD RIGHT OF WAY, THENCE IN A SOUTHWESTERLY DIRECTION
ALONG THE.CENTERLINE OF SAID GC&SF.RAILROAD RIGHT OF WAY
TO THE.CENTERLINE OF PROPOSED LOOP 251.HIGHWAY, THENCE
NORTHWESTERLY .ALONG THE CENTERLINE OF PROPOSED LOOP 251
HIGHWAY AND SAID CENTERLINE EXTENDED TO THE CENTERLINE
OF PROPOSED RELOCATION OF HILLEBRANDT BAYOU, THENCE,
NORTHEASTERLY ALONG THE CENTERLINE OF PROPOSED RELOCATION
OF HILLEBP.ANDT BAYOU TO THE.CENTERLINE OF THE EXISTING
HILLEBRANDT BAYOU, THENCE IN A NORTHERLY DIRECTION ALONG
THE CENTERLINE OF THE EXISTING HILLEBRANDT BAYOU TO THE
POINT OF BEGINNING.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of The City of
Beaumont, and in particular the boundaries of the zoning regulations
and districts as indicated upon the Zoning Map of the City referred
to in Section 42-9 thereof, is hereby amended by changing the zoning
classification of the following described property presently zoned
"R-S", Modified Two -Family and Multiple Dwelling District, "C-1
Neighborhood Cormercial District, and "C-21", Central Commercial Dis-
trict, to "I-1", Light Industrial District, to wit:
Beginning at the intersection of the centerline of Hillebrandt
Bayou and the centerline of College Street as both are now
established;
Thence East along the centerline of said College to its inter-
section with the centerline of Eleventh Street; .
Thence South along the centerline of Eleventh Street to its
intersection with the centerline of Washington Boulevard;
Thence West along the centerline of Washington Boulevard to
its intersection with the East line of Lot 1, Block 4, Car-
ver Terrace Addition produced northward.

Thence South along the said East line of said Lot 1,
Block 41, Carver Terrace Addition, and its extension,
to a point lying.one hundred fifty (150) feet south
of the present south line of Washington.Boulevard;
Thence West along a line parallel with and one hun-
dred fifty (150) feet south of the present south line
of Washington Boulevard to.its intersection with the
centerline of the Gulf & Interstate (Santa Fe) Rail-
road right of way;
Thence in a southwesterly direction along the center-
line of said Gulf & Interstate (Santa Fe) Railroad
right of way to its intersection with the centerline
of proposed Loop 251 Highway;
Thence northwesterly along the centerline of proposed
Loop 251 Highway and said centerline extended to its
intersection with the centerline of proposed reloca-
tion of Hillebrandt Bayou®
Thence Northeasterly along the centerline of proposed.
relocation of Hillebrandt Bayou to its intersection
with the centerline of the -existing Hillebrandt Bayou;
Thence in a northerly direction along the centerline
of the existing Hillebrandt Bayou to the point of be-
ginning®
and the said official zoning map of The City of Beaumont is hereby
amended to,reflect such change.
Section 2.
That in all other respects the use of the property herein -
above described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of The City of Beau-
mont adopted August 19, 1958, effective October 19, 19581 as amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable and that if the validity of the zoning affect-
ing any portion of the property described hereinabove shall be de-
clared to be invalid, the,same shall not affect -the validity of the
zoning of the balance of the property described herein..

That Chapter 42 of the Code 61 Ordinances of The City of
Beaumont, and in ;.q rtic:ular the boundaries of the zoning regulations
and districts as indic;ate., upon the Zoning Yap of the City referred
to in Section 42-9 thereof, is hereby ariende;? by changtne the zoning

centerline of the Gulf ex Interstate (Manta Fe) Rail-
road right of way;
Thence in a southwesterly direction along the center-
line of said Gulf & Interstate (Santa Fe) Railroad
right of way to its intersection with the centerline
of proposed Look, 251 Hiqh'::ay;
Thence northwesterly along tho centerline of proposed
Loop 251 Ilighway a.nc said centerline extended to its
intersection with the c:onterline of proposed reloca-

Thence Northeasterly along the centerline of proposed
relocation of IixllebranAt Bayou to its intersection
with the centerline of the.existing Hillebrandt Bayou;

ginninr;

amended to reflect such change.

That in all other,respect:i the use of the property herein -
above de.icribed shall rho subject to all -of the appli Lable regulations
contained in Chapter 42 of the: Code o'F Ordinances of The City of Beau-
mont adopted August 19, 1958, effective October 19, 1958, as amended.
