WHEREAS ,'.bids,were recei ' ved by the City on September 2, 1958
for the,'.sale' of :.a parcel 'of land• owned by. The City of Beaumont .locat-

Subject: Bids on the tract of land at the intersection of North Street an"d.Freeway
Access Road. COMMENT
As requested by you, I talked to Willard Hall, Pete Maida,
and M. L. Lefler, Jr. about the value of the small tract of land
at the intersection of North Street and Freeway access road. All
three of these men stated that in their opinion, the bid made by
Mr. Jackson was a fair bid. The following facts were developed in
the various conversations:
1. The price offered by Mr. Jackson was in excess of
$30,000 per acre,
2. Mr. Jackson, as owner of the adjacent property, is in
a position to properly put the property in the highest
and best use,
3. The property, because of its size, has little or no
value to anyone but the adjacent property owner.
4. That a tract of land of five acres has been for sale
approximately two blocks north of this site for over
one year at $20,000 per acre and has not been sold.
5. That the only value of this small tract of land to
anyone other than the adjacent property owner would be
the speculative value it may have to another party
to force the adjacent property owner to a higher
price.
In view of the above developed facts and the statements of the
three men listed above, it appears that the offer made by Mr. Jackson
is a fair and equitable.offer. If there is any further information that
you may want me to accumulate in this matter, please advise.
