E. BALLARD TRACT, F. BIGNER SURVEY, IN THE CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS, AS HEREINAFTER DESCRIBED, PRESENTLY ZONED "R-3" AND "R-1" TO "LR --1;" PROVIDING FOR SEVER- ABILITY AND PROVIDING A PENALTY. BE IT ORDAINED BY THE CITY OF BEAUMONT: Sprti on 1 _ THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in particular the boundaries of the zoning districts as indicated upon the Zoning Map of the City of Beaumont, referred to in Section 42-9 thereof, is hereby amended by changing the zoning classification of the following described tract of land, presently zoned "R-3," Modified Two Family and Multiple Dwelling, and "R-1," Single Family Dwelling, to "LR -1," Local Retail District, to wit: BEING a part of Lot No. Three (3) out of what is known as the T. E. Ballard 8.19 acre tract of land located in the F. Bigner Survey in Jefferson County, Texas, and des- cribed by metes and bounds as follows: BEGINNING at a point 200 feet north 76 degrees 45 minutes west from the N.E. corner of Lot No. Two (2); THENCE north 76 degrees 45 minutes west 415.585 feet to an iron pipe in the north line of S & E T Railroad and the N. W. corner of Lot No. TWo (2) ; THENCE with said north line north 42 degrees west 167.41 feet to iron pipe for N. W. corner of Lot No. Three (3); THENCE south 76 degrees 45 minutes east 553.64 feet to iron pipe for corner; THENCE southerly parallel with the west line of Treadway Road 95.42 feet to the place of beginning. and the official Zoning Map of the City of Beaumont is hereby amended to reflect such changes. ,� - 7 1- /C/) 5 / /- - 7y That in all other respects the use of the property hereinabove described shall be subject to all of the applicable regulations con- tained in Chapter 42 of the Code of Ordinances of.Beaimnont, Texas, adopted August 19, 1958, as amended. Section 3. That the terms and provisions of this ordinance shall be deemed to be severable, and that if the validity of the zoning affecting any portion of the property described hereinafter shall be declared to be invalid, the same shall not affect the validity of the zoning of the balance of the property described herein. That if any person or corporation violating any of the.te�ns and provisions of this ordinance shall be subject to the same penalties provided for in said Chapter 42 of the Code of Ordinances of Beaumont, Texas.
