ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN
PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS
AS INDICATED UPON THE ZONING MAP OF THE CITY OF
BEAUMDNT, TEXAS, BY CHANGING A 2.24 ACRE TRACT OF
LAND OUT OF THE ANNIE T. WARREN ADDITION IN THE
J. W. BULLOCK SURVEY IN THE CITY OF BEAU4CNT,
JEFFERSON COUNTY, TEXAS, AS HEREINAFTER DESCRIBED,
PRESENTLY ZONED "R--2" TO "LR --1;" PROVIDING FOR
SEVERABILITY AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon the
Zoning Map of the City of Beaumont, referred to in Section 42-9 thereof,
is hereby amended by changing the zoning classification of the following
described tract of land, presently zoned "R-2", Two Family and Multiple
Dwelling, to "LR -1," Local Retail District, to wit:
BEING a 2.24 acre tract of land out of the
southeast corner of Lot 18, Annie T. Warren
Addition out of the J.W. Bullock Survey,
Beaumont, Jefferson County, Texas,,plat of
said addition being recorded in Volume 1,
Page 71, Map Records, Jefferson County, Texas,
the said 2.24 acre tract being described by
metes and bounds as follows:
BEGINNING at the -Intersection of the north
line of Florida Avenue and the west line of
Avenue A, said beginning corner being the
southeast corner of the tract herein described;
THENCE S. 890 34' 02" W. along the north line
of Florida Avenue -a distance of 658.16' to a
point for corner in the centerline of a Jefferson
County Drainage*Distridt No. 6 right-of-way
as described in Volume 1502 Page -190, Deed
Records, Jefferson County, Texas;~
THENCE N. 12° 33' 34" E. along the centerline
of. said ditch right-of-way, a distance of 179.60'
to a point for corner;
THENCE N. 89° 34' 02" E., 175.00' north of and
parallel to the north line of Florida Avenue, a
distance of 525.94' to a point for corner in the
west line of Avenue A;
THENCE S. 280 07' 32" E., along the west line of
Avenue A, a distance of 197.64' to the place of
beginning.
and the official Zoning Map of the City of Beaumont is hereby amended to
reflect such changes.

That in all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations con-
tained in Chapter 42 of the Code of Ordinances of Beaumont,"Texas, adopted
August 19, 1958,.as amended.
Section ' 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning affecting
any portion of the property described hereinafter shall be declared to
be invalid, the same shall not affect the validity of the zoning of the
balance of the property described herein.
Section 4.
That if any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same penalties
provided for in said Chapter 42 of the Code of Ordinances of Beaumont,
Texas.
