ENTITLED AN ORDINANCE AMENDING CHAPTER 42
OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND. IN PARTICULAR THE BOUNDARIES OF
THE ZONING DISTRICTS AS INDICATED UPON THE
ZONING MAP OF THE CODE OF ORDINANCES OF
BEAUMONT, TEXAS,. BY CHANGING BLACKS 2-11,
AND PORTIONS OF BLACKS 1-5, OUT OF THE
HIGHLAND HEIGHTS ADDITION, LOCATED IN THE
200, 300 AND 400 BLACKS OF EAST PIPKIN,
BEAUMONT, JEFFERSON COUN'T'Y, TEXAS, AS
HEREINAFTER DESCRIBED PRESENTLY ZONED "R-3"
TO "R-10; PROVIDING FOR SEVERABILITY AND
PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:

THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon
the Zoning Map of the City of Beaumont, referred to in Section 42-9
thereof, is hereby amended by changing the zoning classification of
the following described tracts of land, presently zoned "R-3", Modi-
fied Two Family and Multiple Dwelling, to "R-1", Single Family Dwelling,
to wit:
All of Lot 5 through 7, Block 1; .All
of of Lot 1 through 6, Block 2; All
of Lot 1 through 6, Block 3; All of
Lot 1 through 5, Block 4; All of Lot
7 through 12, Block 5; All of Lot 1
through 12, Block 6; All of Lot 1
through 12, Block 7; All of Lot 1
through 10, Block 8; All of Lot 1
through 6, Block 9; All of Lot 1
through 5, Block 10; All of Lot 1
through 5, Block 11, Highland Heights
Addition -�o the City of Beaumont,
Jefferson County, Texas, as recorded
in the Map Records of Jefferson County,
Texas;
and the official Zoning Map of the City of Beaumont is hereby amended to
reflect such changes.

That in all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations contained
in Chapter 42 of the Code of Ordinances of Beaumont, Texas, adopted
August 19, 1958, as amended.

That the temps and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning af-
fecting any portion of the property described hereinafter shall be
declared to be invalid, the same shall not affect the validity of
the zoning of the balance of the property described herein.
That if any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to the same
penalties provided for in said Chapter 42 of the Code of ordinances
of Beaumont, Texas.
