ENTITLED AN ORDINANCE AMENDING CHAPTER 42
OF THE CODE OF ORDINANCES OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED ON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING AN 18.646 ACRE TRACT OF LAND OUT OF
THE A. HUSTON LEAGUE, ABSTRACT 33, BEAUMONT,
JEFFERSON COUNTY, TEXAS, AS HEREINAFTER DES-
CRIBED AS TRACT 1, PRESENTLY ZONED "R-1" TO
"R-2"; AND BY CHANGING A 30.712 ACRE TRACT
OF LAND OUT OF THE A. HUSTON LEAGUE, ABSTRACT
33, BEAUMONT, JEFFERS014 COUNTY, TEXAS, AS
HEREINAFTER DESCRIBED AS TRACT 2, PRESENTLY
ZONED "R-1" TO "R -2M"; PROVIDING FOR SEVER-
ABILITY AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1_
THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the Zoning Districts as indicated upon the
Zoning Map of the City of Beaumont, referred to in Section 42-9 thereof,
is hereby amended by changing the zoning classification of the following
described tract of land, presently zoned "R-1", Single Family Dwelling,
to "R-2", Two Family and Multiple Dwelling, to wit:
TRACT 1
An 18.645 acre tract or parcel of land out
of that certain 400 acre tract, more or less,
described in deed from Hugh Long and wife,
Alice Long to M. F. Yount dated April 5, 1929,
and recorded in Volume 321, Page 460 of the
Deed Records of Jefferson County, Texas, said
18.646 acre tract or parcel of land being more
fully bounded and described as follows:
BEGINNING at a point in the north line of
Manion Drive, said beginning corner being
located North zero degrees two minutes
fifty-eight seconds West (N 00° 02' 58" W),
a distance of one thousand two hundred eleven
and fourteen hundredths feet (1211.14') and
South eighty-nine degrees fifty-nine minutes
zero seconds West (S 890 59' 00" W) four hundred
and zero hundredths feet (400.00') fran a 1-1/2
inch pipe which marks the most southeast corner
of said 400 acre tract;
THENCE with the first course and with the
north line of Manion Drive, South eighty-nine
degrees fifty-nine minutes zero seconds West
(S 890 59' 00" W) for a distance of six hundred
twelve and fifty hundredths feet (612.50') to a
point for corner;
THENCE with the west line of the herein des-
cribed tract North zero degrees two minutes
fifty-eight seconds West (N 000 02' 58" W)
for a distance of one thousand two hundred
sixty-nine and thirty-two hundredths feet
(1269.321) to a point for corner in a drainage
ditch;
THENCE in an easterly direction with the
centerline of said drainage ditch, the fol-
lowing courses and distances:
North 82 degrees 29 minutes 22 seconds
East 248:.13 feet
North 73 degrees 39 minutes 22 seconds
East 312.40 feet
South 87 degrees 33 minutes 38 seconds
East 66.67 feet
to the northeast corner of the herein described
tract;
THENCE with the east line of the herein described
tract South zero degrees two minutes fifty-eight
seconds East (S 000 02' 58" E) for a distance of
one thousand three hundred eighty-six and sixty-
six hundredths feet (1386.661) to the PLACE OF
BEGINNING;
CONTAINING IN AREA 18.646 acres of land, more or less.
and the official Zoning Map of the City of Beaumont is hereby amended to
reflect such changes.
Section 2.
THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the Zoning Districts as indicated upon
the Zoning Map of the City of Beaumont, referred to in Section 42-9
thereof, is hereby amended by changing the zoning classification of
the following described tract of land., presently zoned "R-1", Single
Family Dwelling, to "R -2M", Medium Density Multiple Dwelling District,
to wit:
TRACT 2
A 30.712 acre tract or parcel of land out of
that certain 400 acre tract, more or less;
described in deed from Hugh Long and wife, Alice
Long to M. F. Yount dated April 5, 1929, and
recorded in Volume 321, Page 460 of the Deed
Records of Jefferson County, Texas, said 49.358
acre tract or parcel of land being more fully
bounded and described as follows:

BEGINNING at a point in the north line of
Manion Drive, said beginning corner being
located North zero degrees two minutes
fifty-eight seconds West (N 00° 02' 58" W).,
a distance of one thousand two hundred eleven
and fourteen hundredths feet (1211.141) and
South eighty-nine degrees fifty-nine minutes
zero,.seconds West (S 890 59' 00" W) one
thousand twelve and fifty hundredths feet
(1012.51) from a 1-1/2 inch pipe which marks
the most southeast corner of said 400 acre
tract;
THENCE with the first courst and with the
north line of Manion Drive, South eighty-nine
degrees fifty-nine minutes zero seconds West
(S 890 59' 00" W) for a distance of five hun-
dred thirty and forty --two hundredths feet
(530.42') to a point for corner;
THENCE continuing with the north right-of-way
line of Manion Drive, South seventy-eight
degrees forth minutes twenty-four seconds
West (S 786 40' 24" W) for a distance of two
hundred three and ninety-six hundredths feet
(203.961) to a point.for corner;
THENCE continuing with the north right-of-way
line of Manion Drive, South eighty-nine degrees
fifty-nine minutes zero seconds West (S 890 59'
00" W) for a distance of two hundred eighty-two
and five hundredths feet (282.051) to the south-
west corner of the herein described tract;
THENCE with the fourth course and the west line
of the herein described tract North zero degrees
two minutes fifty-eight seconds West (N 000 02'
58" W) for a distance of one thousand four hun-
dred fifty-seven and eighty-seven hundredths feet
(1457.87') to a point for corner in a drainage
ditch; .
THENCE in an easterly direction with the center
line of said drainage ditch, the following
courses and distances:
South 78'degrees 03 minutes 30 seconds
East 230.23 feet
South 62 degrees 35 minutes 22 seconds
East 222.96 feet
North 89 degrees 48 minutes 12 seconds
East 589.46 feet
to the northeast corner of the herein described
tract;
THENCE with the east line of the herein described'
tract South zero degrees two minutes fifty-eight
seconds East (S 000 02' 58" E) for a distance of
one thousand two hundred sixty-nine and thirty-two
hundredths feet (1269.32') to the PLACE OF BEGINNING;
CONTA KING IN AREA 30.712 acres of land, more or less.

and the official Zoning Map of the City of Beaumont is hereby amended
to reflect such changes.
That in all other -respects the use of the property herein
above described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958, as amended.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning affecting
any portion of the property described hereinafter shall be declared to
be invalid, the same shall not affect the validity of the zoning of
the balance of the property described herein.
Section 5.
That if any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same penalties
provided for in said Chapter 42 of the Code of Ordinances of Beaumont,
Texas.
