ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF. ORDINANCES OF BEAUMONT, TEXAS ,
AND IN PARTICULAR THE BOUNDARIES OF THE
ZONING DISTRICTS AS INDICATED UPON TBE ZONING
MAP OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, BY CHANGING 2.56 ACRE TRACT OF LAND
OUT OF THE WESCALDER FIG ACRES ADDITION TO
THE CITY OF BEAUMONT, JEFFERSON COUNTY,
TEXAS, AS HEREINAFTER DESCRIBED, PRESENTLY
ZONED "R-1" TO "LR -1"; PROVIDING FOR SEVER-
ABILITY AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon
the Zoning Map of the City of Beaumont, referred to in Section 42-9
thereof, is hereby amended by changing the zoning classification of
the following described tract of land, presently zoned "R-1", Single
Family Dwelling to "LR -1", Local Retail District, to wit:
Being a 250.00 X 445.25 foot tract
of land out of the East :end of Lots
1 and 2, Block 7, of Wescalder Fig
Acres Addition to the City of Beaumont;.
Texas, as recorded in Volume 4, Page
149, of the Map or Plat Records of
Jefferson County, Texas, and being
more particularly described as follows,
to -wit:
Beginning at an iron pin marking the
intersection point of the West line
of South Major Drive (State -Highway
No. 364) with the South line of
Washington Boulevard, same point also
being in the North line of said Lot
No. 1 and the Northeast corner of the
tract of land herein described;
Thence South 240.60 feet pass the
common line of said Lots 1 and 2,
and at a total distance of 445.25
feet along the West line of Major
Drive to a point in the North line
of the Hansen tract, an iron pin for
corner;
Thence West 250.00 feet along the North
line of said Hansen tract, an iron pin
for corner;
Thence North 445.25 feet to a point in
the South line of Washington Boulevard,
an iron pin for corner;

Thence East 250.00 feet along the
North line of said Lot No. 1, and
the South line of Washington
Boulevard to the West line of Major
Drive and the Place of Beginning
and containing an area of 111,312.50
square feet of land.
and the official Zoning Map of the City of Beaumont is hereby amended
to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to -:all the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958, as amended.
Section 3.
That the terms and provisions of,this ordinance shall
be deemed to be severable, and that if the validity of the zoning
affecting any portion of the property described hereinafter shall
be declared to be invalid, the same shall not affect the validity
of the zoning of the balance of the property described herein.

That if any person or corporation violating any of.the
terms and provisions of this ordinance shall be subject to the same
penalties provided for in said Chapter 42 of the Code of Ordinances
of Beaumont, Texas.
PASSED BY THE CITY COUNC of the City of Beaumont this
