ENTITLED AN ORDINANCE REPEALING ORDINANCE
78-12 AND CORRECTING SAID ORDINANCE BY
AMENDING CHAPTER 42 OF THE CODE OF ORDI-
NANCES OF BEAUMONT, TEXAS, AND IN PARTICULAR
THE BOUNDARIES OF THE ZONING DISTRICTS AS
INDICATED UPON THE ZONING MAP OF THE CITY
OF BEAUMONT, TEXAS, BY CHANGING A 7:..88 ACRE
TRACT LOCATED IN THE DAVID EASLEY SURVEY
IN BEAUMONT, JEFFERSON COUNTY, TEXAS, AS
HEREINAFTER DESCRIBED, PRESENTLY ZONED
"R-211 TO "C-1"; PROVIDING FOR SEVERABILITY
AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT.
Section 1.
THAT Ordinance No. 78-12 is hereby repealed and corrected by amending
Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in par -
titular the boundaries of the zoning districts as indicated upon the

Zoning Map.of the City of Beaumont, referred to in Section 42-9 thereof,
is hereby amended by changing the zoning classification of the following
described tract,of land, presently zoned "R-2", Two Family and Multiple
Dwelling, to "C-1", Neighborhood Commercial, to wit:
BEGINNING at a State Highway Department
concrete monument found for the inter-
section of the occupied North right-of-
way
ightof-
way line of State Highway No. 105 and
the occupied West right-of-way line of
Walker Road in Beaumont, Texas.
THENCE West along the North line of said
State Highway No. 105 for a distance of
737.5 feet to a point for corner;
THENCE in a Northerly direction, perpen-
dicular to the North line of said State
Highway No. 105, a distance of 825 feet
to a point for corner;
THENCE -in a Easterly direction, perpen-
dicular to the immediately preceding call,
a distance of 825 feet, more or less, to
a point for corner in the west line of
Walker Road;
THENCE in a Southerly direction along and
with the West line of Walker Road, a
distance of 637.5 feet, more or less, to
a State Highway Department concrete monument
for an angle.point;
THENCE South 44011100" East along and with
the occupied West right-of-way line of
Walker Road, a distance of 125.82 feet to
a State Highway Department concrete monu-
ment for an angle point;
THENCE South 00059100" East along the said
occupied West right-of-way line of Walker

Road, a distance of 99.98 feet to the
Place of Beginning, and containing
15.28 acres of land;
SAVE AND EXCEPT the 7.4 acre tract out
of and a part of the above described
tract which is now zoned C-2 by the
City of Beaumont, Texas; said tract
having approximately 600 feet of frontage
on highway 105 and 600 feet of frontage
on Walker Road.
and the official Zoning Map of the City of Beaumont is hereby amended
to reflect such changes.
Section 2.
That iri'_all other respects the use of the property herein-
above described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958, as amended.

That the terms and provisions of this -ordinance shall be
deemed to be severable, and that if the validity of the zoning af-
fecting any portion of the property described hereinafter shall be
declared to be invalid, and same shall not affect the validity of
the zoning of the balance of the property described herein.

That if any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to.the same
penalties provided for in said Chapter 42 of the Code of Ordinances
of Beaumont, Texas.
