ENTITLED AN ORDINANCE AMENDING CHAPTER 42
OF THE CODE OF ORDINANCES OF BEAU=,
TEXAS, AND IN PARTICULAR THE BOUNDARIES OF
THE ZONING DISTRICTS AS INDICATED UPON THE
ZONING DIAP OF THE CODE OF ORDINANCES OF
BEAU,MT, TEXAS, BY CHANGING A 5.0 ACRE
TRACT OF LAND OUT OF THE D. EASLEY SURVEY,
A PORTION OF TRACT 6, OF THE C. DOORNBOS
TRACT, LOCATED ON THE NORTHEAST CORNER OF
THE INTERSECTION OF KEITH ROAD AND STATE
HIGHWAY 105, BEAUMONT, JEFFERSON COUNTY,
TEXAS, AS HEREIN=R DESCRIBED, PRESENTLY
ZONED "R -l", TO "LR -1"; PROVIDING FOR
SEVERABILITY AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.

THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon
the Zoning Map of the City of Beaumont, referred to in Section 42-9
thereof, is hereby amended by changing the zoning classification of
the following described tract of land, presently zoned "R-1", Single
Family Dwelling, to "LR -1", Local Retail District, to wit:
Being a 5.00 acre tract of land out of
and part of a 11.59 acre tract of land
designated as Tract 6 of the C. Doornbos 238.318
acre tract which is out of the C. Doornbos
319 acre tract and being situated in the
Daniel Easley Survey, Abstract No. 20,
Jefferson County, Texas, and being more
particularly described as follows, to wit:
BEGINNING at an iron pin marking the in-
tersection point of the East line of
Keith Road with the North line of State
Highway No. 105, same being the Southwest
corner of the tract of land herein des-
cribed, and being the Southwest corner
of said 11.59 acre tract;
THENCE N. 00 deg. 51 min. W. 349.33 feet
along the East line of Keith Road, an iron
pin for corner;
THENCE N. 89 deg. 16 min. E. 623.48 feet
along a segment of the North line of said
11.59 acre tract, an iron pin for corner;
THENCE S. 00 deg. 51 min. E. 349.33 feet
to a point in the North line of State
Highway No. 105, an iron pin for corner;
THENCE S. 89 deg. 16 min. W. 623.48 feet
along the North line of State Highway No.
105 to the East line of Keith Road and
the PLACE OF BEGINNING,

and the official Zoning Map of the City of Beaumont is hereby amended
to reflect such changes.
That in all other respects the use of the property herein-
above described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning af-
fecting any portion of the property described hereinafter shall be
declared to be invalid., the same shall not affect the validity of
the zoning of the balance of the property described herein.

That if any person or corporation.violating any of the terms
and provisions of this ordinance shall be subject to the same penalties
provided for in said Chapter 42 of the Code of Ordinances of Beaumont,
Texas.
