ENTITLED AN ORDINANCE AMENDING CHAPTER 42
OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES
OF THE ZONING DISTRICTS AS INDICATED UPON
THE ZONING MAP OF THE CODE OF ORDINANCES
OF BEAUMONT, TEXAS, BY CHANGING A 1.65
ACRE TRACT OF LAND OUT OF THE F. BIGNER
SURVEY, A PORTION OF CEARA MEYER TRACT,
LOCATED APPROXIMATELY 300 FEET NORTH OF
TRE'ADWAY ROAD BETWEEN CONCORD ROAD AND THE
EASTEX FREEWAY, BEAUMONT, JEFFERSON COUNTY,
TEXAS, AS HEREINAFTER DESCRIBED, PRESENTLY
ZONED "R-2" TO "C-1"; PROVIDING FOR SEVER-
ABILITY AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:

THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon
the Zoning Map of the City of Beaumont, referred to in Section 42-9
thereof, is hereby amended by changing the zoning classification of the
following described tract of land, presently zoned "R-2", Two Family
and Multiple Dwelling, to "C-1", Neighborhood Commercial, to wit:
BEGINNING at an iron rod in the center line
of abandoned S & ET RR at its intersection
with the North line of U.S. Highways 96, 69,
287;
THENCE North 47015105" East 49.56 feet to an
iron rod for corner;
THENCE North 89005150" East 301.30 feet to
an iron rod in the Northwest corner of Prater
Cemetery as a corner;
THENCE South 0116'49" East 129.80 feet to an
iron rod in the Southwest corner of Prater
Cemetery;
THENCE South 89137'18" East 147.20 feet South
of the Prater Cemetery to an iron rod for
corner;
THENCE North 0039108" East 148.0 feet along
East line of Prater Cemetery to an iron rod
for a corner;
THENCE South 89149132" East 99.5 feet to an
iron rod for a corner;
THENCE South 18059128" West approximately 40
feet to an iron rod for a corner;

TRICE South 75028103" East 218.86 feet to
an angle point;
THENCE South 78018150" East 186.06 feet to
an iron rod for a corner;
THENCE South 0018135" West 67 feet to an
iron rod for a corner;
TRICE North 78018'60" West 98 feet to a
concrete monument for a corner;
THENCE South 11018133" West 134.09 feet to
a concrete monument for a corner;
THENCE North 76051158" West 699.20 feet to
an iron rod in Southwest corner of said
parcel and North line of abandoned S & ET RR
for a corner;
THENCE North 57031155" West 179 feet to the
place of BEGINNING,
and the official Zoning Map of the City of Beaumont is hereby amended
to reflect such changes.
Section 2.
That in all other respects the use of the property herein-
above described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning af-
fecting any portion of the property described hereinafter shall be
declared to be invalid, the same shall not affect the validity of
the zoning of the balance of the property described herein.

That if any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same penalties
provided for in said Chapter 42 of the Code of Ordinances of Beaumont,
Texas.
