ENTITLED AN ORDINANCE AMENDING CHAPTER 42.
OF 9M CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES OF
THE ZONING DISTRICTS AS INDICATED UPON THE
ZONING MAP OF THE CODE OF ORDINANCES OF
BEAUNENT, TEXAS, BY CHANGING A 13.70 ACRE
TRAGI' OF LAND OUT OF THE F. BIGNER SURVEY,
ABSTRACT 1, LOCATED ON THE NORTH SIDE OF
FOLSOM DRIVE IN THE 5400 B= APPROXI14ATELY
960 FEET FEST OF CECIL DRIVE, BEAUMONT,
JEFFERSON COUNTY, TEXAS, AS HEREINAFTER
DESCRIBED, PRESENTLY ZONED "R-1", TO "R -2M";
PROVIDING FOR SEVERABILITY AND PIUVIDING
A PENALTY.

Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in.particular the boundaries of the zoning districts as
indicated upon the Zoning Map of the City of Beaumont, referred to
in Section 42-9 thereof, is hereby amended by changing the zoning
classification of the following described tract of land, presently
zoned "R-1", Single -Family Dwelling District, to "R -2m', Mediurn
Density Multiple Dwelling, to wit:
ALL THAT CERTAIN tract or parcel of land
being a part of that certain 680.66 acre
tract of land in the H. Williams Survey,
Abstract 56 and the F.-Bigner Survey,
Abstract 1, Jefferson County, Texas des-
cribed as Second Tract in deed dated
February 13, 1933, from Treadaway Land
Ccapany, et al to Yount -Lee Oil Company
recorded in Volume 374, Page 113 of the
Deed Records of Jefferson County, Texas,
said herein described tract being more
fully bounded and described as follows:
BEGINNING at a point in the south line
of that certain 5 acre tract of land des-
ignated as excepted Tract 1 in that certain
deed dated March 7, 1957 conveying 137.816
acres of land from Pan-American Petroleum
Corporation to Jack S. Josey, Trustee and
recorded in Volume 1063, Page 372 of the
Deed Records of Jefferson County, Texas for
the southeast corner of the herein des-
cribed tract, said beginning corner being
located South eighty-seven degrees fifty-
five minutes thirty-eight seconds West
(S 870 55' 38" W) a distance of two hundred
ten and zero hundredths feet (210.00') from
a 1" brass rod at the southeast corner of
said 5 acre tract;

THENCE with the south line of the
herein described tract South eighty-
seven degrees fifty-five minutes
thirty-eight seconds West (S 87° 551.38" W)
for a distance of ninety-nine and
ninety-nine hundredths feet (99.99')
to a point for corner;
THENCE continuing with -the south line
of the herein described tract South
eighty-eight degrees nine minutes two
seconds West (S 881 09' 02" W) for a
distance of one thousand one and sixty
hundredths feet (1001.60') to the south-
west corner of the herein described tract;
THENCE with the westerly line of the
herein described tract North twenty-two
degrees fifty-nine minutes fifty-six
seconds East IN 22° 59' 56" E) for a
distance of seven hundred thirty-nine
and eighty-nine hundredths.feet (739.89')
to a point for corner;
THENCE continuing with the northwesterly
line of the herein described. tract North
forty-nine degrees twenty-nine minutes
fifty-seven seconds East (N 490 29' 57" E)
for a distance of eighty and ninety-nine
hundredths feet (80.99') to a point for
corner;
THENCE North seventy-one degrees fifty-
four minutes fifty-five seconds East
(N 71° 54' 55" E) for a distance of two
hundred ninety-nine and ninety-seven
hundredths feet (299.97') to a point for
corner;
THENCE North Sixty degrees forty-five
minutes fifty-six seconds. East (N 600 45' 56" E)
for a distance of one hundred twenty-three
and forty-four hundredths feet (123.44') to
the northeast corner of the herein described
tract;
THENCE South three degrees nine minutes nine
seconds East (S 030 091. 09" E) for a distance
of four hundred twenty-two and seventy-two
hundredths feet (422.72') to a point for corner;
'INCE North eighty-eight degrees nine minutes
two seconds East (N 880 09' 02" E) for a dis-
tance of two hundred seventy-four and eight
hundredths feet (274.08') to a point for corner;
THENCE South seven degrees fifty minutes
fourteen seconds East (S 070 50' 14" E) for
a distance of four hundred forty-two and four
hundredths feet (442.04') to the PLACE OF
BEGINNING;

CONTAINING IN AREA 13.703 acres of
land, more or less.
and the official Zoning Map of the City of Beaumont is hereby amended
to reflect such changes.

That in all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations con-
tained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958, as amended.

That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning affecting
any portion of the property described hereinabove shall be declared to
be invalid, the same shall not affect the validity of the zoning of the
balance of the property described. herein.

That if any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same penalties
provided for in said Chapter 42 of the Code of Ordinances of Beaumont,
PASSED BY THE CITY COUNCIL of the City of Beaumont this the
