ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUbrIONT, TEXAS , AND IN
PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS
AS INDICATED UPON THE ZONING MAP OF THE CODE OF
ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING A 2.9
ACRE TRACT OF LAND OUT OF THE HEZEKIAH WILLIAMS
SURVEY, ABSTRACT 56, BEAUMONT, JEFFERSON COUNTY,
TEXAS, AS HEREINAFTER DESCRIBED, PRESENTLY ZONED
"R-lA", TO "R -2M"; PROVIDING FOR SEVERABILITY;
AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon the Zoning
Map of the City of Beaumont, referred to in Section 42-9 thereof_, is hereby
amended by changing the zoning classification of the following -described tract
of land, presently zoned "R-lA", Single Family Residential District, to "R -2M",
Medium Density Multiple Dwelling District, to wit:
Tract 1
BEING that certain tract, piece, or parcel of land
situated in the Hezekiah Williams Survey, Abstract
56, in Jefferson County, Texas; and a part of the
South 1/2 of the Southwest 1/4 of the Williams
Grigsby 200LAcre Subdivision out of the Hezekiah
Williams Survey, said tract being more particularly
described as follows:
FOR a locative corner begin at a 1" X 1/2" iron bar
located in the South boundary of Prutzman (a 40-1'
street) as now located, said 1" X 1/2" iron bar also
marks the Southeast corner of the South 1/2 of South-
west
outhwest 1/4 of the said Williams Grisby Subdivision;
THENCE West along the South line of Prutzman Street
670-.25 feet to a point;
THENCE North forty (40L') feet to an iron pin in the
North line of Prutzman Street as now located where
same intersects the West line of an 80L foot wide
strip of land conveyed to Jefferson County Drainage
District No. 6 by deeds dated August 31, 1963, re-
corded in Volume 1358, Page 137, and September 4,
1963, recorded in Volume 1358, Page 139 of the Deed
Records of said County and State;
THENCE North along the West line of said 80 -foot
strip 255 feet to an iron pin for thelSoutheast and
beginning corner of this tract of land, also the
Northeast corner of a tract of land now or formerly
owned by J. H. McKenzie Heirs;
THENCE continuing North along the West line of said
80 foot strip 258.5 feet to an iron pin for the
Northwest corner of same; also the Northeast corner
of the tract herein described;
THENCE West parallel with the North line of Prutzman
Street a distance of 247.6 feet to an iron pin for
the Northwest corner of said tract;
THENCE East parallel with the North line of Prutzman
Street and along the North line of the J. H. McKenzie
tract 247.6 feet to the PLACE OF BEGINNING, and con-
taining 1.469 acres, more or less.
Tract 2.
BEING that certain tract, piece or parcel of land
situated in the Hezekiah Williams' Survey, Abstract:
56, in Jefferson County, Texas, said tract also being
a part of the South 1/2 of the Southwest 1/4 of the
William Grigsby 200 Acre Subdivision out of the Heze-
kiah Williams Survey, and is more particularly de-
scribed as follows:
FOR a locative corner begin at a 1" X 1/2" iron bar
located in the South boundary of Prutzman (a 40 foot
street) as now located; said 1" X 1/2" iron bar marking
the Southeast corner of the South 1/2 of Southwest 1/4
of the said William Grigsby 200 Acre Subdivision;
THENCE West along the South line of Prutzman Street
670.25 feet to a point;
THENCE North forty (40') feet to an iron pin for the
Southeast and beginning corner of the tract of land
herein conveyed, said Southeast corner being located
in the North line of Prutzman Street where same inter-
sects the West line of a 80 foot wide strip of land
heretofore conveyed by Anna McKenzie Johnston, et al,
to Jefferson County Drainage District No. 6, by Deed
dated August 31, 1963, recorded in Volume 1358, Page
137 of the Deed Records of. Jefferson County, Texas;
THENCE North along the West line of said 80 -foot strip
255 feet to an iron pin for the Northeast corner of the
herein described tract of land;
THENCE West parallel to the North line of Prutzman Street
247.6 feet to the Northwest corner thereof;
THENCE South parallel to the West line of said 80 foot
strip 255 feet to an iron pin .for the Southwest corner
as located in the North line of said Prutzman Street;
THENCE East along the North line of Prutzman Street
247.6 feet to the PLACE OF BEGINNING, and containing
1.450 acres of land, more or less,
and the official Zoning Map of the City of Beaumont is hereby amended to reflect
such changes.

'Section ,2.
That in all other respects the use of the property hereinabove -described
shall be subject to all of the applicable regulations contained in Chapter 42 of
the Code of Ordinances of Beaumont, Texas, adopted August 19, 1958, as amended.
Section -3.
That the terms and provisions of this ordinance shall be deemed to be
severable, and that if the validity of the zoning affecting any portion of the
property described hereinabove shall be declared to be invalid, the same shall
not affect the validity of the zoning of the balance of the property described
herein.
Section 4.
That any person or corporation violating any of the terms and provisions
of this ordinance shall be subject to the same penalties provided for in said
Chapter 42 of the Code of Ordinances of Beaumont, Texas.
