B.:oDYCHES SURVEY, BEAU- MONT, JEFFERSON COUNTY, TEXAS, AS HEREINAFMR DE- SCRIBED, PRESENTLY ZONED "R-2", TO "C-1"; .PROVID- ING FOR SEVERABILITY; AND PROVIDING A PENALTY. BE IT ORDAINED BY.THE CITY OF BEAUMONT: Section 1. That Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in particular the boundaries of the zoning districts as indicated upon the Zoning Map of the City of Beaumont, referred to in Section 42-9 thereof, is hereby amended by changing the zoning classification of the following -described tract of land, presently zoned "R-2", Two -Family and Multiple Dwelling District, to "C-1", Neighborhood Ccnm ercial District, to wit: BEING an 11,358 square foot tract of land out of the W. B. Dyches Survey in Beaumont, Jeffer- son County, Texas, and said 11,358 square foot tract of land being ire particularly described by metes and bounds as follows: BEGINNING at an iron stake in the South right- of-way line of Park North Drive locating the , Northeast corner of Block 2 of Eastex ComTer cial Complex as mars of said subdivision is re- corded in Volume 12, Page 1 of the Map Records of Jefferson County, Texas, and locating the Northwest and beginning corner of the tract of land herein described; THENCE South 41° 28' 30." East with the East line of said Block 2 a distance of 711.91 feet to an iron rod locating the Southeast corner of said Block 2; THENCE North 48° 31' 30." East 16.0. feet to an iron stake for corner; THENCE North 41" 28' 30" West 70-7.84 feet to an iron stake for corner in the South right -of -nay line of Park North Drive;' THENCE South 62" 48' West with said right-of-way line 16.51 feet to the PLACE OF BEGINNING, con- taining,11,358 square feet of land, and the official Zoning Map of the City of Beaumont is hereby airended to reflect such changes. P2 "Section 2. That in all other respects the use of the property hereinabove -described shall be subject to all of the applicable regulations contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas, adopted August 19, 1958, as amended. Section 3. That the terms and provisions of this ordinance shall be deemed to be severable, and that if the validity of the zoning affecting any portion of the property described hereinabove shall be declared to be invalid, the same shall not affect the validity of the -zoning of the balance of the property described herein. Section 4. That any person or corporation violating any of the terms and provisions of this ordinance shall be subject to the same penalties provided for in said Chapter 42 of the Code of Ordinances of Beaumont, Texas.
