ENTITLED AN ORDINANCE AAENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN PARTI-
CUTAR THE BOUNDARIES OF THE ZONING DISTRICTS AS IN-
DICATED UPON THE ZONING MAP OF THE CODE OF ORDINAN-
CES OF BEAU14ONI' , TEXAS , BY CHANGING A 1.49 ACRE
TRACT OF LPND OUT OF LOT 6, B= 4, FRENCH SUBDIVI-
SION, A. W=AMS LEAGUE, BEAU11ONT, JEFFERSON COUNTY,
TEXAS, AS HEREINAFTER -DESCRIBED, PRESENTLY ZOMD "R-2",
TO "LR -1"; PROVIDING FOR SEVETRABILITY; AND PROVIDING A
PELIlALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon the Zoning
Map of the City of Beaumont, referred to in Section 42-9 thereof_, is hereby
amended by changing the zoning classification of the following -described tract
of land, presently zoned "R-2", Two -Family and Multiple Dwelling District, to
"LR -1", Local Retail District, to wit:
BEING a part of Lot No. 6 in Block No. 4 of French
Subdivision in the A. Williams League, Jefferson
County, Texas, according to the map.or plat of said
subdivision of record in the office of the County
Clerk of Jefferson County, Texas, more particularly
described by metes and bounds as follows:
Commencing at the Northeast corner of said Lot No.
6, being also the Southeast corner of Lot No. 5, in
Block No. 4 of French Subdivision for PLACE OF BE,
GINNING;
THENCE West alone the dividing line between Lot -Nos.
5 and 6 a distance of 407.966 feet, more or less, to
a point for corner;
THENCE South along the West line of a tract of land
conveyed to George R. Sessler by a deed from George
Lindow recorded in Volume 770, Page 455, of the Deed
Records, a distance of 159.58 .feet to a point for
corner, being in the North line of Delaware Street;
THENCE East along the North line of Delaware Street
a distance of 407.966 feet, more or less, to a point
for corner, in the West line of French Road;
THENCE North along the East line of Lot No. 6, being
also the West line of French Road, a distance of
159.58 .feet to the PLACE OF BEGINNING,
and the official Zoning 1.1,14p of the City of Beaumont is hereby amended to reflect
such changes.
THAT in all other respects the use of the property hereinabove -described
shall be subject to all of the applicable regulations contained in Chapter 42 of
the Code of Ordinances of Beaumont, Texas, adopted August 19, 1958, as amended.
Section 3.
THAT the terms and provisions of this ordinance shall -'be deemed to be
severable, and that if the validity of the zoning affectinq any portion of the
property described hereinabove shall be declared to be'invalid, the same shall
not affect the validity of the zoning of the balance of the property described
herein.
Section 4.
THAT any person or corporation violating any of the terms and provisions
of this ordinance shall be subject to the same penalties provided for in said
Chapter 42 of the Code of Ordinances of Beaumont, Texas.
