ENTITLED AN ORDINANCE N ENDING CHAPTER 42 OF
THE'CODE OF ORDINANCES OF BEAUMONT, TEXAS, IN
CONFORMITY WITH THAT CER'T'AIN MAP ENTITLED
"SOUTH END REZONING STUDY, SECTION 1", DATED
MAY 16, 1977, INSOFAR AS BOUNDARIES MAY BE
WITHIN THE PERTMF= OF SAID "SOUTH END RE-
ZONING STUDY,. SECTION 1" MAP, SAVE AND EXCEPT
A PORTION THEREOF AS DESCRIBED HEREIN; INCOR-
PORATING BY REFERENCE SAID MAP IN THIS ORDI-
NANCE; PROVIDING FOR SEVERABILITY; AND PROVID-
ING A PENALTY.
BE IT ORDAINED BY THE.CITY OF BEAU40NT:
Section 1.
THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas,,and in
particular the boundaries of the zoning districts as indicated upon the Zon-
ing Map of The City of Beaumont, referred to in Section 42-9 thereof, is here-
by amended to reflect zone boundaries consistent with that certain map entitled
"South End Rezoning.Study, Section 1" Map, dated May 16, 1977, filed in the of-
fice of the City Clerk of The City of Beaumont, insofar as'said districts are
embraced within the.perimeter of a boundary entitled on said map "Study Area
Boundaries", said perimeter being described as follows:
BEGINNING at,the intersection of the center-
line of Washington Boulevard with the center-
line of Interstate Highway 10 for a PLACE OF
BEGINNING;
THENCE, East along the centerline of Washing—
ton Boulevard to its intersection with the
centerline of the Southern Pacific Railroad
Crossing;
THENCE, South along the centerline of the
Southern Pacific Railroad to its point of inter-
section with'the Beaumont city limits line, the
same being within the boundaries of the Lower
Neches Valley Authority (LNVA) Canal;
THENCE, West along the city limits.line to its
intersection with the centerline of the Hille-
brandt Bayou;
THENCE, North along with the centerline of the
relocated Hillebrandt Bayou channel to its in-
tersection with the centerline of Interstate
Highway 10;
THENCE, North along the centerline of Interstate
Highway 10 to'its intersection with the center-
line of Washington Boulevard, the same being the
PLACE OF BEGINNING, all being within the existing

limits of The City of Beaumont, Jefferson
County, Texas.
SAVE AND EXCEPT the following, it being the intent hereby to except from
the passage of this ordinance the.hereinafter-described parcel of land:
BEGINNING at the Southeast corner of the
Interstate Highway 10 access road and Wash-
ington Boulevard for a PLACE OF BEGINNING;
THENCE, East for a distance of one hundred
twenty feet (1201) to the West line of the
Hillebrandt Bayou;
THENCE, South with the West line of the Hil-
lebrandt Bayou to its intersection with the
East line of West Cardinal Drive;
THENCE, North along the East line of West
Cardinal Drive to its intersection with the
East line of Interstate HIghway 10 access
road;
THENCE, along the East line of Interstate
Highway 10 access road to its intersection
with the East\line of Washington Boulevard,
same being -also the PLACE OF BEGINNING, all
of said land lying within the existing city
limits of The City of Beaumont, Jefferson
County, Texas.
The intent of this ordinance is to change the zoning boundaries of the
official Zoning Map of The City of Beaumont to conform with the said "South End
Rezoning Study, Section 1" Map, insofar as zone boundaries are embraced within
the perimeter hereinbefore -described, save and except that portion of said map
hereinbefore expressly excepted, and the official Zoning Map of The City of Beau-
mont is hereby amended to reflect -::the boundaries of zones and the use districts
shown in said "South End Rezoning Study, Section 1" Map, and the City Clerk is
hereby directed to retain in appropriate file said map.
Section 2.
THAT in all other respects the use of the property hereinabove -described
shall be subject to all of the applicable regulations contained.in Chapter 42 of
the Code of Ordinances of Beaumont, Texas, adopted August 19, 1958, effective
October 19, 1958, as amended.

THAT the terms.and provisions of this ordinance shall be deemed to be
severable, and that if the validity of the zoning affecting any portion of the
property described hereinabove shall be declared to.be invalid, the same shall
not affect the validity of the zoning of the balance of the property described

herein.

THAT any person or corporation violating any of the- terms and provi-
signs of this ordinance shall be subject to the same -penalties provided for
in the said Chapter 42 of. the .Code of Ordinances of Beaumont, Texas..
