ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, "BY
CHANGING THREE:TRACT'S OF LAND TOTALLING 111.58
ACRES OF LAND, 44.42 ACRES OUT OF THE SAMUEL,
STIVERS LEAGUE, ABSTRACT 51, 33.57 ACRES OUT
OF.THE SAMUEL STIVERS LEAGUE, ABSTRACT 51, AND
33.59 ACRES OF LAND OUT OF THE CHARLES WILLIAMS
LEAGUE, ABSTRACT 59, BEAUMONT, JEFFERSON COUNTY,
TEXAS, AS HEREINAFTER DESCRIBED, ALL PRESENTLY
ZONED "A-111, TO "LR -1"; PROVIDING FOR SEVERA-
BILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon the Zoning
Map of The City of Beaumont, referred to in=Section 42-9 thereof, is hereby
amended by changing the zoning classification of the following -described three
tracts of -land, -.".totalling 111.58 acres and presently zoned "A-1", Agricultural
Residential District, to "LR -11.', Local Retail District, to wit:
Tract .1
BEING a 44.42 acre tract of land out of the Sam-
uel Stivers League, Abstract 51, Beaumont, Jef
ferson County, Texas, described by metes and.
bounds as follows:
BEGINNING at the intersection of the East right-
of-way line of Major Drive and the North right of-
way.line of Brooks Road;
THENCE North 000 07' 15" West along the East right-
of-way line of Major Drive a distance of 1750.0 feet
to a point for corner;
THENCE -North 890 52' 45" East, a distance of 750.0
feet to a point for corner;
THENCE South 000 07' 15" East, a distance of 1230.0
feet to a point for corner;
THENCE South 691 35' 23" East,,a distance of 830.0
feet to a point for corner;
THENCE South 20° 24' 37". West,a distance of 750.0
feet to a point for corner;
THENCE South 690 35' 23" East, along the North right-
of-way line of.Brooks Road a distance of 1350.0 feet
to the PLACE OF BEGINNING.

BEING a 33.57 acre tract of land out of the Sam-
uel Stivers League, Abstract 51, Beaumont,.Jeffer-
son County,. Texas, described by metes and bounds
as follaws•'
BEGINNING at the East right-of-way line.of Major
Drive and the. South right-of-way line of Walden
Road;
THENCE South 89° 54' 32" East along the.South right-
of-way line of Walden Road a distance of 1350.0 feet
to a point for corner;
THENCE South 0.00 17' 37" East a distance of 750..0 feet
to a point for corner;
THENCE North 890 54' 32" West a distance of 60.0-.0_feet
to a point for corner;
THENCE South 000 07' 15" East a distance of 750..0 feet
to a point for corner;
THENCE.North 890 541-32" West a distance of 750.0 feet
to a point for corner in the East right-of-way line of

BEING a 33.59 acre tract of land out of the 'Charles
Williams League, Abstract 59, Beaumont, Jefferson
County, Texas, described by metes and bounds as follows:
BEGINNING at the intersection of the East right-of-way
line of Major Drive and the North right-of-way line of
Walden'Road;
THENCE North 00-° 17' 37" West along the East right -6f -
way line of Major Drive a distance.cf.1350.0 feet to a
point for, corner;
THENCE North 890 57' 2.7",East a distance of 750.0 feet
to a point for corner;
THENCE South 00° 17' 37" East a distance of 600.0 feet
to a point for corner;.
THENCE North 89° 57'.27" East a distance of 600.0 feet , ,
to a point for corner;
THENCE South 00' 17' 37" East a distance of 750.0 feet
to a point for corner in the North right-of-way line
of Walden Road;

and the official Zoning Map of. The City of Beaumont is hereby amended to reflect

'Sectieri '2.
THAT in all other respects the use of.the property hereinabove= -described
shall be subject to:all of the applicable regulations contained in Chapter 42 of
the Code of Ordinances of Beaumont,.Texas,.adopted August 19, 1958, ss -amended.
Section 3.
THAT the terms and. provisions of this ordinance shall be deemed to be
severable,,and that if -the validity of the zoning affecting any portion.of the.. '
property described hereinabove shall be declared to be invalid, the. same shall
not affect the validity of the zoning of the balance of the property described
,herein.

THAT any person or corporation violating any of the terms and provisions
of this ordinance shall be subject to"the sante penalties provided for'in said
Chapter 42 of.the Cade of Ordinances of Beaumont,. Texas. .
