ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING DIS-
TRICTS AS INDICATED UPON THE ZONING MAP OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY CHANG-
ING TWO TRACTS OF LAND TOTALLING 347.65 ACRES OF
LAND, 83.92 ACRES OUT OF THE CHARLES WILLIAMS
LEAGUE, ABSTRACT 59, AND 263.73 ACRES OUT OF THE
SAMUEL STIVERS LEAGUE, ABSTRACT 51, BEAUMONT,
JEFFERSON COUNTY, TEXAS, AS HEREINAY= DESCRIBED,
PRESENTLY ZONED "A-1", TO "R-2"; PROVIDING FOR
SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Sect -inn 1_
THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon the Zoning
Map of The City of Beaumont, referred to in Section 42-9 thereof, is hereby amen-
ded by changing the zoning classification of the following -described two tracts
of land, totalling 347.65 acres, both presently zoned "A-1", Agricultural Residen-
tial District, to "R-2", Two -Family and Multiple -Dwelling District, to wit:
Tract 1
BEING an 83.92 acre tract of land out of the
Charles Williams League, Abstract 59, Beaumont,
Jefferson County, Texas, described by metes and
bounds as follows:
BEGINNING at a point in the East right-of-way line
of Major Drive, said BEGINNING CORNER being located
North 000 17' 37" West a distance of 1350.0 feet
measured along the East right-of-way line of Major
Drive from the intersection of the East line of
Major Drive and the North line of Walden Road;
THENCE North 000 17' 37" West along the East line
of Major Drive a distance of 1480.79 feet to a
point for corner in the centerline of a drain ditch;
THENCE in an easterly direction along the centerline
of said drain ditch the following courses and dis-
tances:
North 890 00' East a distance of 5.0.0 feet,
South 520 54' East a distance of 1157.36 feet,
South 700 00' East a distance of 400.0 feet,
North 890 30' East a distance of 550.0 feet,
North 850 00' East.a distance of 450.0 feet
to a point for corner;
THENCE South 000 31' 28" West a distance of 2042.59
feet to a point for corner.in the North line of Walden
Road;

Tract 2
BEING a 263.73 acre tract of land out of the Samuel
Stivers League, Abstract 51, Beaumont, Jefferson
County, Texas, described by metes and bounds as fol-
lows:
BEGINNING at a point in the South right-of-way line
of Walden Road, the said BEGINNING POINT being loca-
ted South 890 54' 32" East a distance of 1350.0 feet
measured along the South line of Walden Road from
the intersection of the South line of Walden Road and
the East line of Major Drive;
THENCE South 000 17' 37" East a distance of 750.0 feet
to a point for corner;
THENCE North 890 54' 32" West a distance of 600..0 feet
to a point for corner;
THENCE South.000.071. 15" East a distance of 750.0 feet
to a point for corner;
THENCE North 899'54' 32" West a distance of 750.0.feet
to a point for corner in the East right-of-way line of
Major Drive;
THENCE South 000 07' 15" East along the East right-of-
way

THENCE North 890 52' 45" East a distance of 750.0 feet
to a point for corner;

to a point for corner;
THENCE South 200 24' 37" West a distance of 750.0 feet
to a point for corner in the North line of Brooks Road;
THENCE South 690 35' 23" East along the North line of
Brooks Road a distance of 2265.55 feet to a point for
corner in the East line of Drainage District No. 6
right-of-way;
THENCE North 280 02' 33" East along the East line of the
said Drainage District right-of-way a distance of 269.26
feet to a point for corner;

the East line of the said Drainage District right-
of-way a distance of 777.87 feet to a point for
corner;
THENCE North 69" 35' 23" West, a distance of 1198.67
feet to a point for corner;,
THENCE North GGO 07' 15" West a distance of.5093.54
feet to a point for corner in the South line of Wal-
den Road;
THENCE North 89° 54' 32" West along the South line
of Walden Road a distance of 1050.0 feet to the
PIACE OF BEGINNING,
and the official Zoning Map of The City of Beaumont is hereby amended to reflect
such changes.
Section 2.
THAT in all other respects the use of the property hereinabove -described
shall be subject to all of the applicable regulations contained in Chapter 42 of
the Code of Ordinances of.Beaumont, Texas, adopted August 19, 1958, as amended.
Section 3.
THAT the terms and provisions of this ordinance_ shall be deemed to be
severable, and that if the validity of the zoning affecting any portion of the
property described hereinabove.shall be declared to be,invalid, the same shall
not affect the validity of the zoning of the balance of the property.described.
herein.
Section A .
THAT any person or corporation violatingany of the terms and provisions
of this ordinance shall be subject to the same penalties provided for in said
Chapter 42 of the Code of Ordinances of Beaumont, Texas.,
