ORDINANCE NO.
ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT? TEXAS, AND IN
PARTICULAR THE BOUNDARIES OF. THE ZONING DISTRICTS
AS INDICATED UPON THE ZONING MAP OF THE CODE OF
ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING A 146.81
ACRE TRACT OF LAND OUT OF THE SAMUEL STIVE.RS LEAGUE,
ABSTRACT 51, BEAUMONT,'JEFFERSON COUNTY, TEXAS, AS
HEREINAFTER DESCRIBED, PRESENTLY ZONED "A-l",'TO
"R-lA"; PROVIDING FOR SEVERABILITY: AND PROVIDING P_
PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:

THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas,.and in'
particular the boundaries of the zoning districts as indicated upon the Zoning
Map of The -City of Beaumont, referred.to.in Section 42-9 thereof, is hereby
amended by.changing the zoning classification of the following described tract
of land, presently zoned "A-1", Agricultural Residential District,.to "R -1-A",
Single -Family Residential District,.to wit:
BEING a 146.81 acre tract of land out of the Samuel
Stivers League, Abstract 51, Beaumont, Jefferson
County, Texas; described by metes,and bounds as fol-
lows:
BEGINNING at a point in the south line of Walden
Road, said BEGINNING CORNER being located South 89°
54' 32" East a distance of 2400:0 feet measured along
the south line of Walden Road from the intersection
of the south line of Walden Road and the east line of
Major. Drive ;
THENCE South 89° 54' 32" East continuing along the
east line of Walden Road a distance of 1259.13 feet
to a point for corner in the east line of Drainage
District No. 6 right-of-way;
THENCE South 001 43' 54" West along the east line of
said Drainage.District right-of-way a distance of
3703.67 feet;
THENCE South 05° 15' 54" West continuing along the
east line of Drainage District right-of-way a dis-
tance"of.769.36 feet to a point for corner;
THENCE.South 001, 23'.23" West continuing along the
east line of the said Drainage District right-of-way
a distance of 1040.09 feet to.a point for corner;
THENCE North.69° 35' 23" West a distance of 1198.67
feet to a point for corner;
THENCE North. 00° 07' 15" West a distance of 5093.54
feet to the ,PIACE'OF BEGINNING,
and the official Zoning Map of The City of Beaumont is hereby amended to reflect
such changes.
Section 2.
THAT in all other respects the use of the property hereinabove -described
shall be subject to all of the applicable regulations contained in Chapter 42 of.
the Code of Ordinances of Beaumont, Texas, adopted August 19; 1958, as amended.
Section 3.
THAT the terms and provisions -of this ordinance shall be deemed to be
severable,.,and that if the validity of the zoning affecting any portionr.of the
property described hereinabove,shall be declared to be invalid, the same shall
not affect the validity of thezoning of the balance of the property described
herein.
Section 4.
THAT any person or corporation violating any of the terms and provisions
of this ordinance shall be subject to the same penalties provided.for in said
Chapter 42 of the Code of Ordinances of Beaumont, Texas.
