ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE,
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN.
PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS
AS INDICATED UPON THE ZONING MAP OF THE CODE OF
ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING A 2.3263
ACRE TRACT OF LAND OUT OF.THE FREDRICK BIGNER SUR-
VEY, BEAUMONT, JEFFERSON COUNTY, TEXAS, AS HEREIN-
AFTER DESCRIBED, PRESENTLY ZONED "R-1".AND_°R--3",
TO "R-2"; PROVIDING FOR SEVERABILITY;. AND PROVID-
ING A PENALTY.
BE. IT ORDAINED BY THE CITY OF BEALP40NT :

That Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular.the boundaries of the zoning districts as indicated upon the Zoning
ell
Map of The City of Beaumont, referred to in Section 4279 thereof, is hereby amen-
ded by changing the zoning.classification of the following -described tract .of
land, presently zoned "R-1", Single-Family.Dwelling District, and "R-3", Modified
Two -Family and Multiple Dwelling, both to 11R-211, Two -Family and Multiple Dwelling
District, to wit:
BEGINNING at a concrete monument in the East line
of Gober Road, said monument being also located in'..
the South line of the Thomas Spear League and the
South line of Picadilly Park Addition to The City
of Beaumont, Texas;
THENCE with the East line of said Gober Road South
O0° 58' East, 720.00 feet to a point;
TFMCE North 89° 02' 00" East,_ 128.00 feet to the
PLACE OF BEGINNING of the tract herein described;
THENCE continuing 89° 02'; 00" East, 301.00 feet to
a point for corner;
THENCE South 000 34' 40" East, 414.65 feet to a
point for corner in the North line of Concord Road;
THENCE with the said North line of Concord Road,
North 630 45' 00" West, 310.56 feet, North 591 10'
13" West, 25 ..89 feet to a . point for corner;
THENCE North 000 58' 00." West, 258.92 feet to the.
PLACE OF BEGINNING and containing.2.3263 acres of
land, more or less,
and the official Zoning Map of The City .of Beaumont is hereby amended to reflect
such changes.

That in all other respects the. use of the property hereinabove -de-
scribed shall be, subject to all of the applicable regulations contained in
Chapter 42 of the Code of Ordinances of Beaumont, Texas, adopted August 19,
1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall be deemed to
be severable, and..that if the validity of the zoning affecting.any portion of
the property described hereinabove shall be declared to be invalid, the same
shall not affect the.validity of the zoning of the balance of the property de-
scribed herein.
Section 4:.
That any person or corporation violating any of the terms and provi-
sions of this ordinance shall be subject'to the same penalties.` provided for in
said Chapter 42 of the Code of Ordinances of Beaumont, Texas.'
