ORDINANCE NO. -717-2,
ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BFAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE ZON-
ING DISTRICT'S AS INDICATED UPON THE ZONING
MAP OF THE CODE OF ORDINANCES OF BEAUNMONT,
TEXAS, BY CHANGING A 17.41 ACRE TRACT OF LAND
OUT OF THE VIOLA STAGG AND ROY HAIL TRACTS,
BEA=NT, JEFFERSON COUNTY, TEXAS, AS HEREIN-
AFTER DESCRIBED, PRESENTLY ZONED "R --1A.", TO
"R-2"; PROVIDING FOR SEVERABILITY; AND PROVID-
ING A PENALTY.
BE IT ORDA=,D BY THE CITY OF BEAUMONT:
Section 1_
That Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon the Zoning
Map of The City of Beaumont, referred to in Section 42-9 thereof, is hereby
amended by changing the zoning classification of the following described tract
of land, presently zoned "IR -1A.", Single -Family Residential, to "R-2"; Two -Family
and Multiple -Dwelling District, to wit:
ALL THAT CERTAIN tract or parcel,of land being
out of and a part of those certain 20.4 acre
tracts conveyed to Don Streety Enterprises by
Viola V. Stagg, et al and Roy R. Hall, et al,
said herein described tract being more fully
bounded and described as follows:
BEGINNING at a 1/2 inch iron rod marking the
east line of Major Drive with the south line
of Gladys Avenue for the northwest corner of
the herein described tract and the northwest
corner of said Viola V. Stagg 20.4 acre tract;
THENCE with the south line of Gladys Avenue
North eighty-nine degrees fifty-seven minutes
five seconds East (N 891 57' 05" E) for a dis-
tance of three hundred forty-five and zero hun-
dredths feet (345.001) to a point for corner in
the centerline of Jefferson County Drainage Dis-
tract No. 6 drainage easement as described in
Volume 1650, Page 88 of the Deed Records of Jef-
ferson County, Texas;
THENCE with the centerline of said, Jefferson
County Drainage District No. 6 easement South
thirty-eight degrees twenty-six minutes seven-
teen seconds East (S 38° 26' 17" E) for a dis-
tance of six hundred sixty-eight and fifty-six
hundredths feet (668.56') to a point for corner,
THENCE continuing with said centerline of Jef-
ferson County Drainage District No. 6 easement
South eighteen degrees twelve minutes twenty -

nine seconds East (S 18° 12' 29" E) at two hun-
dred twelve and zero hundredths feet (212.001)
pass the commn boundary of said Viola V. Stagg
20.4 acre tract and Roy R. Hall 20.4 acre tract
and continuing for a total distance of five hun-
dred eighty and thirty-seven hundredths feet
(580.371) to a point for the southeast corner
of the herein described tract;
THENCE with the south line South eighty-nine
degrees fifty-seven minutes fifty-nine seconds
West (S 891 57' 59" W) at one hundred fifteen
and zero hundredths feet (115.00') pass the
southeast corner of the Viola V. Stagg 20.4 acre
tract and the southwest corner of the Roy R. Hall
20.4 acre tract and continuing for a total dis-
tance of nine hundred forty-one and four hundredths
feet (941.041) to a point for corner in the east
line of Major Drive;
THENCE with the east line of Major Drive North
zero degrees two minutes fifty-eight seconds West
(N 000 02' 58" W) for a distance of one thousand
seventy-five and thirty-three hundredths feet
(1075.331) to the PLACE OF BEGINNING;
CJ3NTAINING IN AREA 17.414 acres of land, more or
less,
and the official Zoning Map of The City of Beaumont is hereby amended to re-
flect such changes.
Section 2.
That in all other respects the use of the property hereinabove de-
scribed shall be subject to all of the applicable regulations contained in
Chapter 42 of the Code of Ordinances of Beaumont, Texas, adopted August 19,
1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall be deemed to
be severable, and that if the validity of the zoning affecting any portion of
the property described hereinabove shall be declared to be invalid, the same
shall not affect the validity of the zoning of the balance of the property
described herein.
Section 4.
That any person or corporation violating any of the terms and provi-
sions of this ordinance shall be subject to the same penalties provided for
