CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN
PARTICULAR THE BOUNDARIES OF. THE ZONING DISTRICTS
AS INDICATED UPON THE ZODTING MAP OF THE CODE OF
ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING A 0.275
ACRE LOT DESCRIBED AS LOT 31, TRACT "B", FRENCH
HEIGHTS ADDITION, BEAUMONT, JEFFERSON COUNTY, TE-
XAS, AS HEREINAFTER DESCRIBED, PRESENTLY ZONED
"R-311, TO "LR 1"; PROVIDING FOR SEVERABILITY; AND
PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 'l.

That Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon the Zoning
Map of The City of Beaumont, referred to in Section 42-9 thereof, is hereby
amended by changing the zoning classification of the following described tract
of land, presently zoned "R-3", Modified Two-Familv and Multiple Dwelling Dis-
trict, to "LR --1", Local Retail District, to wit:
BEING a part of Tract "B", TRdI'_MAN PLACE SUBDIVI-
SION, as shown on'the map or plat of said Subdi-
vision in Book 7, Page 187, of the Plat Records
of Jefferson County, Texas, said TROTMAN PLACE
SUBDIVISION being formerly known as Lot 31 of.the
French Heights Subdivision, the tract herein de-
scribed being more particularly described as fol-
lows, to wit:
BEGINNING at a concrete monument at the East cor-
ner of said Tract "B",,TEZOTMAN PLACE SUBDIVISION,
said point being in the Southwest line of Voth
Drive;
THENCE North 510 13' 30 " West with the Southwest
line of Voth Drive 100 feet to a 5/8 inch iron rod;
THENCE with a curve to the left having a radius of
20 feet an'arc distance.of 31.48 feet, to a con-
crete monument in the Southeast line of Albn Drive;
THENCE .South 380 34' W_-s't 80 feet to a 5/8 inch
iron rod in the Southeast line of said Allen Drive;
THENCE South 511 13' 30" East 120 feet to a 5/8
inch iron rod in the Southeast line of said Tract
"B".
THENCE North 38" 34' East,. with the Southeast line
of said Tract :'B" 100 .feet to the PLACE OF BEGINNING,
and the official Zoning Map of The City of Beaumont is hereby amended to reflect
such changes.

''That in all other respects the use of the property hereinabove de-
scribed shall be subject to all of the applicable.regulations contained in
Chapter 42 of the Code of Ordinances of Beauzmnt, Texas, adopted August 19,
1958, as amended.
Section 3.
That the terms and provisions of this ordinance'shall be deemed to
be severable, and that'if the validity -of -the zoning affecting any portion of
the property described hereinabove shall be declared to be invalid, the sane
shall not affect the validity of the zoning of the balance of the property de-
scribed herein.
Section 4.
That any person or corporation violating any of the.._terms and provi-
sions of this ordinance shall be_subject,to the same penalties provided for in
said Chapter 42 of the Code of Ordinances of Beauunont, Texas.
