ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE ZON-
ING DISTRICTS AS INDICATED UPON THE ZONING
MAP OF. THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, BY CHANGING TWO TRACTS OF LAND OUT OF
THE NOAH TEVIS SURVEY, H. WILLIAMS LEAGUE,
TOTALLING 5.7 ACRES AND LOCATED AT 4300 PHE-
LAN BLVD. AND 4300 LAUREL AVENUE, BEAUMONT,
JEFFERSON COUNTY, TEXAS, AS HEREINAFTER DE-
SCRIBED, PRESENTLY ZONED "R-1" AND "R-2", TO
"LR -111; PROVIDING FOR SEVERABILITY; AND PRO-
VIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
i
That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of The City of Beaumont, referred to in Section
42-9 thereof, is hereby amended by changing the zoning classification
of the following -described tracts of land, presently zoned, in part,
"R-111, Single -Family Dwelling District, and, in part, "R-2", Two -Family
.and Multiple -Dwelling District, to "LR -1", Local Retail District, to
wit:
Tract 1
For locative point, begin at the northeast
corner of Maplewood Subdivision and its in-
tersection with the south right-of-way line
of Phelan Blvd., thence N 88° 22' 03" E a
distance of 20.0 feet to a point, the same
being the PLACE OF BEGINNING'of the tract
herein described;
THENCE continuing N 88° 22' 03".E a distance
of 288.0 feet along the same right-of-way
line to a point,for corner;
THENCE S 00 47'-E a distance of 544.43 feet,
the same being the eastern boundary of the
tract herein described;
THENCE S 890 11' 30" W a distance of 288.0
feet, along the north right-of-way line of
Laurel Avenue, the same being the southern
boundary of the tract herein described;
THENCE N 00 47' W a distance of'544.43 feet
along the western boundary of the tract here-
in described, said line being also 20.0 feet
east of and parallel to the eastern boundary
of the Maplewood Subdivision back to the
PLACE OF BEGINNING, containing a total of
3.599 acres of land, more or less.

Tract 2
For locative point, begin at the northeast
corner of Lot 1, Block 9, Maplewood Subdi-
vision'and its intersection with the south
right -of - way line of Laurel Avenue, thence
N 890 11''x_30" E, a distance of 20.0 feet to
a point, the same being the PLACE OF BEGIN-
NING of the tract herein described;
THENCE, continuing N 891 11' 30" E a distance
of 288.0 feet to a point for corner;
THENCE S 00 47' E a distance of 277.78 feet,
to a point for corner, the same being the
eastern boundary of the tract herein de-
scribed;
THENCE, S 870 4,9' N a distance of 288.0 feet,,
along the northern boundary of. Hillebrandt Ba-
you, the same being the southern boundary of
the tract herein described;
THENCE, N 0°'47' W a distance of 277.78 feet,
the same being the western boundary of the
tract herein described, said line being also
20.0 feet east of and parallel to the eastern
boundary of the Maplewood Subdivision, back
to.the PLACE OF BEGINNING, containing 1.836
acres of land, more or less,
and the official Zoning Map of The City of Beaumont is hereby amended
to reflect such changes.
Section 2.
That in all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations con-
tained in Chapter 42 of. the Code of Ordinances of'Beaumont, Texas,
adopted August 19, 1958, as amended.
Section '3'.
That the terms and,.provisions of this ordinance shall be deemed
to be severable,.and that if the validity of the zoning affecting any
portion of the property described hereinabove shall be declared to be
invalid, the same shall not affect the validity of the zoning of the
balance of the property`descrihed'herein'.
Section 4.
That any person or corporation violatinq any of the terms and
provisions of this ordinance shall be subject to the same penalties

provided for in said Chapter 42 of the Code of Ordinances of Beaumont,
Texas.
