ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE ZON-
ING DISTRICTS AS INDICATED UPON THE ZONING
14AP OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, BY CHANGING A 5.0 ACRE TRACT GENERALLY
DESCRIBED AS A PORTION OF THE N. D. WILLIAMS-
ERNIE COCKRELL, JR. PROPERTY, CHARLES WILLIAMS
LEAGUE, ABSTRACT 59, LOCATED AT 5055 BELMONT,
BEAUMONT, JEFFERSON COUNTY, TEXAS, AS HEREIN-
AFTER DESCRIBED, PRESENTLY ZONED "R-1", TO
"C-211; PROVIDING FOR SEVERABILITY; AND PROVID-
ING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.

That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of The City of Beaumont, referred to in Section
42-9 thereof, is hereby amended by changing the zoning classification
of the following described tract of land, presently zoned "R-1", Sin-
gle -Family Dwelling District, to "C-2", Central Commercial District,
to wit:
BEING a 5 acre tract of land out of the N. D.
Williams -Ernie Cockrell, Jr. property out of
the so-called Cashen and Donahoe tract, said
5 acre tract being located along and adjacent
to the Sunnyside Addition, plat of which is
recorded in Volume 5, Page 75, Map Records,'
Jefferson County, Texas, the said,5 acre tract
of land being out of the Charles Williams Sur-
vey, Abstract 59, Beaumont, Jefferson County,
Texas, and described by metes and bounds Ias
follows:
BEGINNING at an iron pin in the north line of
the said Williams -Cockrell tract, said iron
pin being at the southeast corner of Lot 22,
Block 1, Sunnykid:e Addition, the said iron pin.
being located a distance of 551.36 feet mea-
sured along the south line of and from the
southwest corner of the said Sunnvside Addition
which is an internal corner in the north line
of the Williams -Cockrell tract and which corner
is marked by a.4 inch pipe set in concrete;
THENCE North 891 10' 20" -.East along the north
line of the Williams -Cockrell tract and the south
line of Sunnyside.Addition a distance of 493.64 feet
to an iron pin for corner at the northeast corner
of the Williams�Cockrell tract;

THENCE South 000 53' 40" East along the east
line of the Williams -Cockrell tract a distance
of 441.21 feet to an iron pin for corner;
THENCE South 890 10' 20" West a distance of
493.64 feet to an iron pin for corner;
THENCE North 000 53' 40" West a distance of
441.21 feet to.the PLACE OF BEGINNING,
and the official Zoning Map of The City of Beaumont is hereby amended
to reflect such changes.
Section 2.
That in all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations con-
tained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall be deemed
to be.severable, and that if the validity of the zoning affecting any
portion of the property described hereinabove shall.be declared to be
invalid, the same shall not affect the validity of the zoning of the
balance of the property described herein.
Section '4.
That any person or corporation violating any of the terms and
provisions of this ordinance shall be subject to the same penalties
provided for in said Chapter 42 of the Code of Ordinances of Beaumont,
Texas.
