ENTITLED AN ORDINANCE AMENDING CHAPTER 42
OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES OF
THE ZONING DISTRICTS, AS INDICATED UPON THE
ZONING MAP OF THE CODE OF ORDINANCES OF
BEAUMONT, TEXAS, BY CHANGING A 4.586 ACRE
TRACT, OF LAND OUT OF THE W. B. DYCHES SUR-
VEY, BEAUMONT, JEFFERSON COUNTY, TEXAS, AS
HEREINAFTER DESCRIBED, PRESENTLY ZONED "R-1",
TO "R-2"; PROVIDING FOR SEVERABILITY; AND
PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of The City of Beaumont, referred to in Section
42-9 thereof, is hereby amended by changing the zoning classification
of the following described tract of land, presently zoned "R-1", Sin-
gle -Family Dwelling District, to "'R-2", Two -Family and Multiple -Dwel-
ling District, to wit:
BEING A 4.586 acre tract of land out of the
W. B. Dyches Survey in Beaumont, Jefferson
County, Texas, and being more particularly
described by metes and bounds as follows:
BEGIN at a concrete monument in the North
line of the East Texas Commercial Complex
locating the Southeast corner of Suburban
Acres Addition in the Southwest corner of
the tract of land herein described;
THENCE North 47 degrees 22 minutes 30 se-
conds East with the East line of Suburban
Acres Addition 150 feet to an iron stake;
THENCE North 29 degrees 53 minutes East
65.30 feet to an iron stake;
THENCE North 47 degrees 26 minutes 04 se-
conds East with the East line of Suburban
Acres Addition 219.305'feet to an iron stake;
THENCE South 54 degrees 28 minutes 30 se-
conds East 486.55 feet to an iron stake in
the North line of a drainage ditch;
THENCE South 89 degrees 53 minutes East
1641.30 feet to' an iron stake in the center
line of a drainage ditch in the West right-
of-way line of the Lower Neches Valley Autho-
rity's canal;
THENCE South 33 degrees 53 minutes 52 se-
conds West with said canal line 59.62 feet
to a point for corner;
THENCE North 89 degrees 43 minutes 30 se-
conds West 1013.56 feet to a point;
THENCE North 89 degrees 25 minutes West
941.15 feet to a point;
THENCE South 89 degrees 43 minutes West
339.38 feet to a point in the North line
of the East Texas Commercial Complex for
a corner;
THENCE North 41 degrees 28 -minutes 30 se-
conds West with said North line 21.71 feet
to the place.of beginning containing 4.586
acres of land,

and the official Zoning Map of The City of Beaumont is hereby amended
to reflect such changes.
Section 2.
That in all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations con-
tained in Chapter 42 of the Code,of Ordinances of Beaumont, Texas,
adopted August.19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall be deemed
to be severable, and that if the validity of the zoning affecting any
portion of the property described hereinabove shall be declared to be
invalid, the same shall not affect the validity of the zoning of the
balance.of the property described herein.
Section 4.
That any person or corporation violating any of the.terms and
provisions of this ordinance shall be subject to the same penalties
provided for in said Chapter 42 of the Code of Ordinances of Beaumont,
Texas.
