ENTITLED AN ORDINANCE DESIGNATING A PART OF
THE AREA LOCATED IN THE EXTRATERRITORIAL
JURISDICTION OF THE CITY OF BEAUMONT, AS AN
INDUSTRIAL DISTRICT AS AUTHORIZED BY THE
MUNICIPAL ANNEXATION ACT; PROVIDING THE PUR-
POSE OF SUCH DISTRICT; AND PROVIDING THAT
SUCH DISTRICT SHALL BE KNOWN AS THE "CITY OF
BEAUMONT INDUSTRIAL DISTRICT NO. 5".
WHEREAS, the Municipal Annexation Act, Article 970a,
Vernon's Texas Civil Statutes authorizes cities to designate
any part of the area located in their extraterritorial juris-
diction as an industrial district and to contract with the
owners of land in such district guaranteeing the,extra-
territorial status of such district; and,
WHEREAS, the City of Beaumont, by Ordinance 69-11,
created the "City of Beaumont Industrial District No. 5 and,
WHEREAS, the City Council of the City of Beaumont deems
it to be in the best interest of the City of Beaumont to
change the boundaries of said "City of Beaumont Industrial
District No. 5".
NOW, THEREFORE, BE -IT ORDAINED BY THE CITY OF BEAUMONT:
I.
That the area described in Exhibit "A", attached hereto
and made a part hereof, located within the extraterritorial
jurisdiction of the City of Beaumont is hereby designated and
established as an industrial district of the City of Beaumont.
II.
It is hereby declared to be the purpose of the City of
Beaumont to treat with such area from time to time as the City
Council of the City of Beaumont .may deem to be in the best in-
terest of the City of Beaumont and to contract with the owners
of land in such industrial district guaranteeing the contin-
uation of.the extraterritorial status of such district for a
period of time not to exceed seven (7) years.
The industrial district created -and established.by this
ordinance,. and.described herein, shall be known as the "City
of Beaumont Industrial District.No. 5".

EXHIBIT "A"
TRACT N0. 1
BEGINNING at the point of intersection of the east line of
the Pelham Humphries Abstract 32 same being the west line
of the J. S. Johnston Survey Abstract 34 with the right de-
scending bank of the Neches River Channel known as McFaddin
Bend Cutoff or U. S. Government Cutoff, said point being a
northwest corner of the Du Pont property and the.northeast
corner of Pan American Petroleum Corporation property;
THENCE, following the meandering course of a north line of
the Du Pont property and the right descending bank of the
above said Neches River Channel in a southeasterly direction
to a point in the east line of the J. S. Johnston and A west
line of the William Carroll Survey Abstract 13, said point
being a.northeast corner of the Du Pont property and the
northwest corner of adjacent property of Broussard Trust,
et al;
THENCE, south along a east line of Du Pont property, same
being the common line between said J. S. Johnston and Williaa
Carroll Survey, being also the west property line of the
above said Broussard Trust Tract, passing along the same
course the northmost corner of a tract owned by K.C.S. Rail-
road Company to a southeast corner of the Du Pont property,
same.being the northmost corner of the Mary Ann Crary
_ Anderson tract;
THENCE, in a southwesterly direction along a southeast line
of the Du Pont property and the northwest property line of
the above said Mary Ann Crary Anderson tract to the north-
easterly line of the K.C.S. Railroad Company right of Cray,
said point being a southeast corner of Du Pont property;
THENCE, northwesterly along the southwesterly line of the Du
Pont property and the northeasterly line of the K.C.S. Rail-
road Company right of way to a point for corner being a south-
west corner of the Du Pont property and a southeast corner of
a tract owned by the K.C.S. Railroad Company;
THENCE, northeasterly along a northwesterly line of the Du
Pont property and the southeasterly property line of the
above said K.C.S. Railroad Company tract past the old McFaddin
Canal No. 2 to the southeast.corner of Pan American Petroleum
Corporation property;
And continuing in a northeasterly direction along the meandering
course of the property line between Du Pont and Pan American
Petroleum Corporation to.the point of beginning.
TRACT NO. 2
BEGINNING at a point in the Northern Line of State Highway 346,
lying South 470 59' East, 1461.60 feet from the West Line of
the said J. S. Johnson Survey and being also the Southeast cor-
ner of that certain tract of land conveyed to Air Reduction Com-
pany by deed recorded in -Volume 1389, Page 1 of the Deed Records
of Jefferson County, Texas;
THENCE with the Easterly'Line of the said Air Reduction Company
tract, North 420 19' 12" East, 607.44 feet to a point for corner
in the Southerly Line of the Kansas City Southern Railroad Com-
pany right-of-way;
THENCE with the said Southerly Line of the Kansas City Southern
Railroad Company right-of-way, South 440 07' East, 1433.24 feet
to a point for corner, said corner being also the Northwest cor-
ner of .the E. I. du Pont de Nemours and Company Southerly access
strip;
THENCE with the Westerly Line of the said E. I. du Pont de Nemours
and Company access strip, South 420 50' West, 510.65 feet to a
point for corner in the said Northerly Line of State Highway 347;
THENCE with the said Northerly Line of State Highway 347, North
470 59''West, 1425.90 feet to the PLACE OF BEGINNING and contain-
ing 18.33 acres of land. -
TRACT NO. 3
BEGINNING at a point in the Northerly right-of-way line ,of State
Highway 347 located North 470 55' West 498.40 feet from the com-
mon line of the said Humphries League and the J. S. Johnson Sur-
vey said point being also the Southwest corner of that certain
tract called the third tract in a deed from Gulf Supply Company,
Inc. to Ohmstede. Machine Works, Inc. as recorded in Volume 1243,
Page 29 of the Deed Records of Jefferson County, Texas;
THENCE North 420 21' East 737.60 feetto a pointf_or corner in
the Southerly line of the Kansas City Southern Railroad Company
right-of-way;
THENCE South 440 08' East with the said Southerly line of the
Kansas City Southern Railroad Company right-of-way 625.10 feet
to a point for corner, said corner being also the Northwest cor-
nerof the Air Reduction Company 10 acre tract as described in
Volume 1296 Page 363 of the Deed Records of Jefferson County,
Texas;
THENCE South 420 21' 39" West with the Westerly line of the said
Air Reduction Company 10 acre tract 696.35 feet to a point for
corner in the said Northerly line of State Highway 347;
THENCE with the said Northerly line of State Highway 347 North
470 55' West 624.00 feet to the PLACE OF BEGINNING and contain-
ing 10.270 acres of land;
BEING the same property conveyed to Ohmstede Machine Works, Inc.
by Gulf Supply Company, Inc. by deed dated December 12, 1960, and
recorded in Volume 1243, Page 28 of the Deed Records of Jefferson
County, Texas.

Kansas City Southern Railway Company's railroad right-of-way
at a concrete monument. located North 44.°07' West 1292,14 feet
from the point.of:intersection.of the said Southerly line of
the Kansas City,Southern Railroad Company's right-of-way and the
East line of the said Pelham Humphries League, the same being
the North corner. of a tract of land -called "McFaddin Access
Strip #1" in a.deed from.W.P.H. McFaddin, Jr. and others to
E. I. DuPont de Nemours and Company dated.December 15, 1951;
THENCE .North 44007' West.With the Southwesterly boundary
line of the Kansas City Southern Company's right-of-way 2,165.3
feet.to a point for corner, being the.:North corner of this

the Northeasterly right-of-way line.of the Beaumont -Nederland

deed from Grantors herein to the State of Texas dated June 30,
1953;
THENCE South '47055' East.223.1:.feet with the Northeast
right-of-way of the said State'Highway�#347 to a'point marked
by a pipe set in concrete, the same being also a present corner
of said McFaddin Access -Strip #1 above mentioned;
THENCE North 43028' East with the -Westerly line of said
McFaddin Access -Strip -#1 836.28 feet'to the Point of Beginning,
containing 45.98 acres of land.

FOR locative corner begin at a highway concrete monument
with a mark on top in the Northeast right-of-way line of State
Highway 347; said concrete monument also locating the Southmost
corner of a 3.189 acre tract of land heretofore conveyed to
E. I. DuPont de Nemours and Company by deed dated the 15th day
of December, 1951; said deed being recorded in Volume 845, Page
73 of the Deed Records of Jefferson County, Texas, and said con-
crete monument also locating the Westmost corner of a 0.576
acre tract of land heretofore conveyed 'to the Gulf States Utili-
ties Company by.deed dated the.15th day of September, 1962, said
deed dated the 15th day of_September;, 1962, said deed being
recorded in Volume 1320, Page 85 of the -Deed Records of Jefferson

Westmost and the beginning corner of the'.tract of land herein
