ORDINANCE NO. 7�5-
ENTITLED AN ORDINANCE AMENDING CHAPTER 42
OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES OF
THE ZONING DISTRICTS AS INDICATED UPON THE
ZONING MAP OF THE CODE OF ORDINANCES OF
BEAUMONT, TEXAS, BY CHANGING A 0.061 ACRE
PORTION OF A 0.346 ACRE TRACT LYING IMME-
DIATELY SOUTH OF GEORGETOWN MANOR ON THE
WEST SIDE OF THE EASTEX FREEWAY, IN THE
CITY OF BEAUMONT, COUNTY OF JEFFERSON,
STATE OF TEXAS, AS HEREINAFTER DESCRIBED,
PRESENTLY ZONED "R-211,TO "C-1"; PROVIDING
FOR SEVERABILITY; AND PROVIDING A PENALTY.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY
OF BEAUMONT:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the,boundaries of the zoning districts
as indicated upon the Zoning Map of the City of Beaumont,
referred to in Section 42-9 thereof, is hereby amended by
changing the zoning classification of the following described
tract of land, presently zoned "R-211, Two Family and Multiple
Dwelling, to "C-111, Neighborhood Commercial, to wit:
BEING a 0.061 acre tract of land out of the
Frederick Bigner Survey in Beaumont, Jefferson
County, Texas and being also a part of Block
No. 15 set apart to John Collier in the peti-
tion of the Estate of Mrs. V. A. Collier, re-
corded in Volume 168, Page 141 of the Deed
Records and said Mrs. V. A. Collier Estate
Subdivision being recorded in Volume 3, Page
119 of the Map Records of Jefferson County,
-Texas;--being also a part of an unrecorded
Subdivision known as the Harvey Collier Sub-
division and a part of that one acre tract
of ground that was conveyed by Harvey N.
Collier to E. H. Smallwood by deed that is
recorded in Volume 286, Page 216 of the
Deed Records of Jefferson County, Texas
and said 0.061 acre tract of land being more
particularly described by metes and bounds
as follows:
BEGINNING at a steel rod marking the south-
east,corner of the Georgetown Manor tract,
said point lying in the west line of the
Paul Brimlow tract and in the north line of
the Buddy Johnson tract;
THENCE North 75°37' West along the South
line of the Georgetown Manor tract 86.2 feet
to a steel rod marking the southwest corner
of said tract;
THENCE North 11°13'20" East along the east
line of the Smallwood tract said line also
being the west line of the Georgetown Manor
tract for 62.00 feet to a point for corner;.
THENCE South 40055142" East for 108.99
feet to the place of beginning, said
tract containing 0.061 acres of land more
or less,
and the official zoning map of the City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applica-
ble regulations contained in Chapter 42 of the Code of Ordi-
nances of Beaumont, Texas, adopted August 19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the property described herein-
above shall be declared to be invalid, the same shall not
affect the validity of the zoning of the balance of the pro-
perty described herein.
Section 4.
That any person or corporation violating any of the
terms and provisions of this ordinance.shall be subject to
the same penalties provided for in said Chapter 42 of the Code
of Ordinances of Beaumont, Texas.
