ENTITLED AN ORDINANCE AUTHORIZING THE MAYOR TO'
EXECUTE AN AGREEMENT WITH THE BEAUMONT INDEPEN-
DENT SCHOOL DISTRICT WHEREBY THE CITY WILL CON-
VEY A 15#174 ACRE TRACT -OF LAND OUT OF THE MUL-
TIMAX SITE TO THE BEAUMONT INDEPENDENT SCHOOL
DISTRICT IN EXCHANGE FOR THE PIPKIN SCHOOL SITE,
THE PENNSYLVANIA SCHOOL SITE, AND THE BETHUNE
SCHOOL SITE.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That the Mayor of the City of Beaumont be, and he is hereby,
authorized to execute an agreement with the Beaumont Independent
School District whereby the City of Beaumont will convey to the -Beau-
mont Independent School District a 15.174 acre tract of land described
in "Exhibit A" hereto in exchange for a conveyance by the Beaumont
Independent School District to the City -of Beaumont of the Pipkin
School Site described in "Exhibit.B" hereto, the Pennsylvania School
Site described in "Exhibit C" hereto and the Bethune School Site de-
scribed in "Exhibit D" hereto. The Bethune School Site will be con-
veyed to the City with a reservation that the school district may
use the premises for a period of fifteen (15) years from the date of
conveyance.

FIELD NOTE DESCRIPTION OF A 15.174 ACRE TRACT OF LAND TO BE CONVEYED
BY THE CITY OF BEAUMONT TO THE BEAUMONT INDEPENDENT SCHOOL DISTRICT:
BEING 15.174 acres of land out of the James Drake Survey in Beaumont,
Jefferson County, Texas and being a part of McFaddin Heights Addition,
an unrecorded addition and being also a part of that certain 21.95
acre tract of land that was conveyed by the United States sof America
to the City of Beaumont by deed dated 31 December 1951, said deed be-
ing recorded in Volume 842 Page 414 and also being a part of Live
Oak Avenue, and said 21.95 acre tract of land being more particularly
described as Parcel 1 Site A of Tract No. 3; and said 15.174 acre
tract of land being more particularly described by metes and bounds
as follows ;
BEGINNING at a galvanized iron pipe in the North right-of-way lire of
Caldwell Avenue and the West right-of-way line of Gulf Street locating
the Southeast and the beginning corner of the tract of land herein de-
scribed;
THENCE North 89 degrees 56 minutes West with the North line of Caldwell
Avenue 1579.7 feet to a galvanized iron pipe in the East right-of-way
line of St. Helena Street for corner;
THENCE North with said East line 519.7 feet to an iron stake in the
North line of Live Oak Avenue for corner;
THENCE South 89 degrees 56 minutes 36 seconds East with the North line
of Live Oak Avenue 799.31 feet to an iron stake in the West line of
Concord Road;
THENCE South 45 degrees 00 minutes East with Concord Road line 84.76
feet to a point in the South line of Live Oak Avenue;
THENCE South 89 degrees 55 minutes 30 seconds East with said line 1.29
feet to an iron stake in the West line of Valentine Street;
THENCE South 0 degrees 11 minutes West with the West line of Valentine
Street 160.51 feet to an iron stake;
THENCE East with the South line of Maritime Avenue 719.42 feet to an
iron stake in the West line of Gulf Street; -

FIELD NOTE DESCRIPTION OF THE PIPKIN SCHOOL TRACT:
BEING a 3.209 acre tract of land out of the James Drake Survey in
Beaumont, Jefferson County, Texas and being more particularly de-
scribed by metes and bounds as follows;
BEGINNING at a concrete monument in the South line of Elm Avenue and
the East line of Texas Avenue, said concrete monument locating the
Northwest and the beginning corner of the tract of land herein de-
scribed;
THENCE South 25 degrees 02 minutes East with the East line of Texas
Avenue 165.79 feet to a concrete monument locating the beginning point
of a curve to the right whose central angle is 25 degrees 2 minutes
and whose radius is 322.928 feet;
THENCE in a South-easterly direction with the East line of Texas Avenue
and the arc of said curve an arc distance of 141.09 feet;

BEING a 2.3398 acre tract of land out of the David Brown League in
Beaumont, Jefferson County, Texas and being a part of the Johnson
Addition that is recorded in Volume 1 Page 78 of the Map Records of
Jefferson County, Texas and being the former site of the Pennsylvania
School and said 2.398 acres of land being more particularly described
by metes and bounds as follows;

FOR THE BEAUMONT INDEPENDENT SCHOOL DISTRICT:
BEING a 4.815 acre tract of land out of the David Brown League in Beau-
mont, Jefferson County, Texas and being a part of that certain 4.197
acre tract of land conveyed by C. Elrey Holland et ux, et al, to the
Beaumont Independent School District by deed dated 6 June 1958; said
deed being recorded in Volume 1117 Page 606 of the Deed Records of
Jefferson County, Texas and being also a portion of that certain 2
acre tract conveyed by the Port of Beaumont Navigation District to
Beaumont Independent School District on the 18 December 1962 by deed
that is recorded in Volume 1329 Page 589 of the Deed Records of Jef-
