ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING DIS-
TRICTS AS INDICATED UPON THE ZONING MAP OF THE
CODE OF ORDINANCES OF BEAUMONT3 TEXAS, BY
CHANGING THE CLASSIFICATION OF A .30 ACRE, MORE
OR LESS, TRACT OF LAND OUT OF THE F. BIGNER
SURVEY IN BEAUMONT, JEFFERSON COUNTY, TEXAS AS
DESCRIBED HEREIN, PRESENTLY ZONED "R-11' TO°R-31';
PROVIDING FOR SEVERABILITY; AND PROVIDING A.PEN-
ALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of The City of Beaumont, re-
ferred to in Section 42-9 thereof, is hereby amended by changing
the zoning classification of the following described tract of
land, presently zoned '°R-1", Single Family Dwelling District, to
"R-3", Modified Two -Family and Multiple Dwelling District, to -wit:
BEING a tract of land containing .30 acres
of land, more or less, out of Lot No..2 of
the T. E. Ballard tract in the Frederick
Bigner Survey in Beaumont, Jefferson County,
Texas; being also out of that certain tract
of land that was conveyed by Mrs. Clara
Meyer, et a1, to Lester N. Ballard by Deed
dated October 12, 1934; said deed being re-
corded in Volume 393, Page 519 of the Deed
Records of Jefferson County, Texas, and said
tract of land being more particularly de-
scribed by metes and bounds as follows:
FOR LOCATIVE CORNER, begin at an old iron
pipe in the Westmost right-of-way line of
Treadway Road locating the Northeast corner
of the said E. N. Ballard 1.5 acre tract of
land;
THENCE North 76017'18" West with the north
line of the Ballard tract 150 feet to a gal-
vanized iron pipe placed for the northeast
and the beginning corner of the tract of land
herein described;
THENCE North 76017'18" West with the north line
of the Ballard tract 18.0 feet to an old iron
pipe found in the northeast right-of-way line
of U.S. Highway No. 69;.

THENCE South 41018' East with said Highway
right-of-way line 245 feet to a galvanized
iron pipe for corner;
THENCE North 16035'33" East 133.87 feet to
the PLACE OF BEGINNING;
CONTAINING .30 acres, more or less, of land,
and the official zoning map of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property here-
inabove described shall be subject to all of the applicable regu-
lations contained in Chapter 42 of the Code of Ordinances of
Beaumont, Texas, adopted August 19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning
affecting any portion of the property described hereinabove shall
be declared to be invalid, the same shall not affect the validity
of the zoning of the balance of the property described herein.
Section 4.
That any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same
penalties provided for in said Chapter 42 of the Code of Ordinances,
of Beaumont, Texas.
