AN ORDINANCE AMENDING .THE ZONING ORDINANCE -OF THE CITY
OF BEAUMONT ENACTED BY -THE CITY COUNCIL ON JUNE 71 19551.
WHICH SAID ORDINANCE ADOPTED'ZONING REGULATIONS, USE
DISTRICTS, AND ZONING MAP, IN ACCORDANCE WITH A COMPRE-
HENSIVE'PLAN, BY CHANGING THE ZONING AND CLASSIFICATION
OF THE FOLLOWING PROPERTY,,TO WIT: (1) LOTS 11 21 AND 31,
BLOCK 214, LOTS 1 THROUGH 9, BLOCK 215, AND LOTS 11 21
5.21 531 AND THOSE PORTIONS OF LOTS 3 AND 51 .LYING WITHIN
150 FEET OF THE SOUTH LINE OF EAST LUCAS, IN BLOCK 2161
GLENWOOD ADDITION, SHALL BE CHANGED FROM,THEIR PRESENT
"C-1", NEIGHBORHOOD COMMERCIAL DISTRICT AREA CLASSIFICA-
TION,.TO "R-1", SINGLE FAMILY DWELLING DISTRICT AREA
CLASSIFICATION; (2) A 50.202 -ACRE TRACT OF LAND OUT OF A
147.816 -ACRE TRACT OF LAND LOCATED IN THE FREDERICK BIG-
NER.SURVEY, THAT IS PRESENTLY ZONED "C-1",_NEIGHBORHOOD
COMMERCIAL DISTRICT, AND "R-11", SINGLE FAMILY DWELLING
AREA CLASSIFICATIONS, SHALL BE CHANGED FROM ITS'PRESENT
"C.-1" AND -"R -.1" -.AREA CLASSIFICATIONS TO "I-1" LIGHT IN-

WEST OF U..' S' HIGHWAY 69, SHALL BE- CHANGED FROM ITS PRES-
ENT "R-1", SINGLE FAMILY DWELLING DISTRICT -AREA CLASSIFI-
CATION, TO o'C-1" NEIGHBORHOOD COMMERCIAL DISTRICT AREA
CLASSIFICATION.
WHEREAS" the City Planning and Zoning Commission of The .City
of Beaumont, in compliance with the -Charter and State laws.with ref-
-erence to the, zoning ordinance regulations and.'zoning map, have
given requisite notices by publication and otherwise, and after hold-
ing due hearing and affording a full and fair hearing to all -of the'
property'owners generally, and the persons interested, si-tuated in
theaffected areas and in the vicinity thereof" the City Council of
The City.of Beaumont,is-of the opinion that the zoning changes should
be made'as set forth herein; -
Now, THEREFORE, BE IT ORDAINED BY THE CITY OF BEAUMONT,
TEXAS:
Section 1.
That the "Zoning Ordinance" enacted'by the City Council of
The City of Beaumont on the 7th day of June, 1955 be, and the same is
hereby, amended insofar as the property hereinafter described, and
shall hereafter be zoned and have an -area -classification as'herein-
after set forth; and shall be subject to.the.provisions of 'said ordi-
nance generally" and the zoning,map be, and it is hereby, amended and
corrected so that the property hereinafter described shall be zoned
as provided below:
(1) A tract of land, being Lots 1, 2, and 3, .Block 214, Lots
1.through 91 Block 2150, and Lots.l, 2, 52, 53 and those portions of.
Block 216,
Lots 3 and 51 lying within 150 feet of the south line of East Lucas,l
Glenwood Addition, shall be changed from its present,"C-1"; Neighbor-
hood Commercial District area classification, and shall be -zoned and
have a district' area classification of "R-1".1 Single Family. Dwelling
District.
(2) A fifty and two hundred two thousandths (.50.202) acre
,tract of land out of a -one hundred forty-seven and eight hundred six-
teen thousandths (147.816) acre tract of land being located in the
Frederick Bigner Survey'in Jefferson County, .Texas, more particularly
described as follows, to. wit:
All that certain tract or parcel of land being a fifty
and two hundred two thousandths (50.202) acre tract
out of a one hundred forty-seven and eight hundred six-
teen thousandths -(147.816) acre tract of land in the
F. Bigner Survey,of Jefferson County, Texas and being
..located West of Crow.Road and southwest of,U. S. Highway
69, Beaumont, Texas, and being more fully.bounded.and
described as follows:
BEGINNING at the northeast -corner of the one hundred
forty-seven (147 ) acre tract and the tract herein d.e

Section 2.-
That in- all other respects'the use of. the 'property hereinabove
-described shall ,be subject .-to all the applicable "regulations contained
in the zoning ordinance.-of The City of. Beaumont enacted by the City
Council on June 7, 1955..`
Section'3.
That the terms and provisions'of the ordinance shall be deemed
to be severable, and that 'if the validity. of the zoning affecting any
portion .of.-the property described hereinabove shall be declared to"be
invalid, the same-shall not affect the validity of the zoning of the.
balance :of"the ,property described herein.

Any person or corporation violating any of the terms and,.pro-
visions of this ordinance shall be subject to the'same penalties .pro-
vided for i.n the zoning ordinance passed by the-'City Council on-June
,7, 1955..
