AN ORDINANCE AMENDING THE ZONING ORDINANCE OF. THE CITY
OF BEAM40NT ENACTED BY THE CITY COUNCIL, ON ,TUNE 71 19551•
19HICH SAID.'ORDINANCE ADOPTED ZONING .REGULATIONS, USE
DISTRICTS, AND ZONING MAP, IN ACCORDANCE WITH A COMPRE-
HENSIVE PLAN, BY CHJ`1NGING THEE ZONING AND CLASSIFICATION
OF THE FOLLOWING PROPERTY, TO `IT: (1) LOT 4, BLOCK 158,
ANNIE T dtii-RREN SUBDIVISION, SHALL BE CHANGED FROM ITS
PRESENT "R-3", MODIFIED TWO FAMILY AND MULTIPLE Dj°JELLING
DISTRICT, AREA CLASSIFICATION, TO "C -2`j, CENTRAL COIViMER-
CIAL DISTRICT AREA CLASSIFICATION; (2) THAT PORTION OF
LOT 1, BLUE STAR ADDITION, AND TRACT 177, TRACT 11, H.
WILLIAMS SURVEY,, THAT IS PRI-SENTLY CLQ SSIFIED "R-31'

CATION, TO "R-1", SINGLE FA1/iILY DUELLING DISTRICT AREIi
CLASSIFICATION.
,'JHEREAS, the City Planning and Zoning Commission of The City
of Beaumont,in compliance with the Charter and State laws Teith
reference to the zoning ordinance regulations and zoning map, have
given requisite notices by publication and otherwise, and after
holdincg due he and affording a full and fair hearing to all of
the property oifners generally, and the persons interested, situated
in the affected area and in the vicinity thereof, the City Council
of The City 'of Beaumont is of the opinion that the zoning changes
should be made -.as set forth herein;
NOd, THEREFORE, BE IT ORDAINED BY. THE CITY OF BEAUMONT,
TEXAS:
Section 1.
That the "Zoning Ordinance" enacted by the City Council of The City
of Beaumont on the 7th day of June, 1955 be, and the same is hereby,
amended insofar as the property hereinafter described-, and shall
hereafter be zoned and have an area classification as hereinafter
set forth; and shall be -subject to the provisions of said ordinance
generally, and the zoning map be',.and.it is hereby, amended and cor-
rected so that the property hereinafter described shall be zoned as
provided below;."
(1) A tract of land. being Lot 4, Block 15, Annie T. Warren
Subdivision, shall bechangedfrom its present "R-3"", Modified Two
Family and Multiple Dwelling area classification; and shall be zoned
and have a district area classification of "C-2t.,Central Commercial
District.
(2) A tract of.land being that portion of Lot 1, Blue Star
Addition', and Tract 177 out .of Tract 11, H. Williams Survey, that is
presently classified "R--3", shall be changed from its present "R-3"
Modified Two Family and -Multiple Dwelling, area classification, and
shall be zoned and have a district area classification of, "R -1"i,
Single Family Dwelling -District.
(3) A tract of land being that portion of Tract 24, Plat D-
251 H, Williams Survey, that is presently- classified "R -3Y', shall be
changed from its present s"R-3", Modified Two Family and Multiple
Dwelling area classification,' and shall be zoned and have `a district
area classification of "R-I".Single Family Dwelling District.
Section 2.
That in al.1 other respects the use ,of the property hereinabove
described'shall-be subject to all the applicable regulations contained
in the zoning ordinance of The -City of Beaumont enacted by the City
Council on June 7, 1955.
Section 3. .
That the terms and provisions of.the ordinance shall be deemed
to be severable, and that .if the validity of the zoning affecting
any portion of the property -described hereinabove'shall be declared
Lo be invalid, the same shall not affect the validity of the zoning
of the balance of the property described herein.
Section 4.
.Any person or corporation violating any of the terms and pro-
visions of -this ordinance shall be subject to the same penalties
provided for in the zoning ordinance passed by the City Council on.
