Section 3. That the terms and provisions of the ordinance shall be deemed to be severable, and thatif the validity of the zoning af- fecting any portion of the property described hereinabove shall be declared to be invalid, the same shalln:ot. affect the validity of the zoning of the balance of the,'property described -herein.
