AN ORDINANCE
AN ORDINANCE -AMENDING THE ZONING ORDINANCE OF THE
CITY OF BEAUMONT, ENACTED BY THE CITY COUNCIL ON
JUNE 7`1955, WHICH SAID ORDINANCE ADOPTED.ZONING
REGULATIONS, USE.DISTRICTS,.AND ZONING MAP, IN AC-
CORDANCE WITH A COMPREHENSIVE PLAN, BY CHANGING THE
ZONING AND. CLASSIFICATION OF THE FOLLOWING PROPERTY,
TO WIT: TRACTS OR BLOCKS 81 9, 101 111,21U22 231
27j, 28 AND 30.OF THE J .. B. LANGHAM ESTATE SUBD iVI -
SION AND ALL OF.THE TRACT OR BLOCK 29 -WITH THE EX
CEPTION OF TRACTS.2,.3, 4, 5 6 AND 7 (CITY.TAX
ASSESSOR'S ACREAGE PLAT BOOK IN.SAID BLOCK 29 OF
THE J. B. LANGHAM ESTATE SUBDIVISION, SHALL BE
CHANGED.FROM ITS PRESENT "R.-3",.M0DIFIED TWO FAMILY
AND MULTIPLE DWELLING DISTRICT AREA.CLASSIFICATION,
TO _"C-1", NEIGHBORHOOD -=COMMERCIAL -DISTRICT AREA
CLASSIFICATION.
WHEREAS, the City Planning and Zoning Commission of said
City, in compliance with the Charter and State laws with reference
to the zoning ordinance regulations and zoning map, have given
requisite notices by publication and otherwise, and after holding
due hearing and affording a full and fair hearing to all the prop-
erty owners generally, and the persons interested, situated in the
affected area and in the vicinity thereof, the City Council of The
City of Beaumont is of the opinion that the zoning change should be
made as set forth herein;
NOW, THEREFORE, BE'IT'ORDAINED BY THE CITY OF BEAUMONT,
TEXAS:
Section 1.
That the "Zoning.Ordinance" enacted by the City Council of
The City of Beaumont on the 7th day of June, 1955, be, and the same
is hereby, amended insofar as the property hereinafter described,
and shall hereafter be zoned and have an area classification as
hereinafter set forth; and shall be subject to the provisions of
said ordinance, generally, and the zoning map be, and it is hereby,
amended and corrected so that the property hereinafter described
shall be zoned as provided below:
A tract of land being Tracts or Blocks 81 91 10, 11, 21,
224, 23,27, 28 and 30 of the J. B. Langham Estate Subdivision and
Cci,S4
all of Tract or'Block 29 with the exception of Tracts 21 3, 4,
5, 6 and 7 (City Tax Assessor's'Acreage.Plat Book) in said Block
29 of the J. B. Langham Estate Subdivision, shall be zoned and
have a zoning area classification of "C-1", Neighborhood Commer-
cial District.
Section 2.
That in all other respects the use of the property.herein-
above described shall be subje,ct to all the applicable regulations
contained in the zoning ordinance of The City of Beaumont, enacted
by the City Council on June 71 1955.
Section. 3.
That the terms and provisions of the ordinance shall be
deemed to be severable,.and that if the validity of the zoning af-
fecting'any portion of the property described hereinabove shall be
declared to be. invalid, the same shall not affect the validity of
the zoning of the balance of the property described herein.
Section 4.'
Any person or corporation violating any of the terms and
provisions of 'this ordinance shall be subject to the same penalties
provided for in.the zoning ordinance passed by the City Council on.
June 71 1955.
