ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF A TRACT OF LAND
IN THE D. EASLEY LEAGUE, ABSTRACT 20, BEAUMONT,
JEFFERSON COUNTY, TEXAS, AS DESCRIBED HEREIN
PRESENTLY ZONED "R -1,V AND 11R-2" TO "C-1"3'
PROVIDING FOR SEVERABILITY; AND PROVIDING A
PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Sectinn 1_
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning dis-
tricts as indicated upon the Zoning Map of The City of Beaumont,
referred to in Section 42-9 thereof, is hereby amended by
changing the zoning classification of the following described
tract of land, presently zoned "R -IA" Single -Family Dwelling
District and "R-2" Two Family and Multiple Dwelling District
to "C -l" Neighborhood Commercial District, to wit:
Being a tract of land out of and.a part of a
Garth 354.387 acre tract in the D. Easley
League, Abstract 20, Beaumont, Jefferson
County, Texas and being more particularly
described as follows:
BEGINNING at the point of intersection of
the West Line of Walker.Road and the South
Line of Tolivar Road;

THENCE North 890 40' 40"/along and with the
said South Line of Tolivar Road 700 feet to
the place of beginning of the tract herein
described;
THENCE continuing with the said South line of
Tolivar Road, North 890 40'40" West 828 feet
to a point for . corner;
THENCE South 00 27' 30" West 1320 feet to a
pant for corner;
South
THENCE/890 40' 40" East 828 feet to a point for
corner;
THENCE North 00 27' 30"
place of beginning and
of land, more or less,
of the abutting street
East 1320 feet to the
containing 25.091 acres
and including one-half
right-of-way.

and the official zoning map -of The City of Beaumont is hereby
amended to reflect such changes.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 42 of the Code of Ordinances
of Beaumont, Texas, adopted August 19, 1958, effective
October 19, 1958, as amended.
That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the property described here-
inabove shall be declared to be invalid, the same shall not
affect the validity of the zoning of the balance of the
property described herein.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to
the same penalties provided for in the said Chapter 42 of the
Code of Ordinances of Beaumont, Texas.
