ENTITLED AN ORDINANCE AMENDING CHA ftE 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, EXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP. OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF A TRACT OF LAND
IN TRACT 2, BLOCK 25, IOWA COLONY SUBDIVISION,
BEING 'OUT OF THE J. W. BULLOCK LEAGUE, BEAUMONT,
JEFFERSON COUNTY, TEXAS, AS DESCRIBED HEREIN
PRESENTLY ZONED "R-1" TO "R-2"; PROVIDING FOR
SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning dis-
tricts as indicated upon the Zoning Map of The City of
Beaumont, referred to in Section 42-9 thereof, is hereby
amended by changing the zoning classification of the following
described tract of land, presently zoned "R-1" Single -Family
Dwelling District to "R-2" Two Family and Multiple Dwelling
District, to wit:
Being a tract of land in Tract 2, Block 25,
Iowa Colony Subdivision, being out of the J.
W. Bullock League, Beaumont, Jefferson
County, Texas, and being more particularly
described as follows:
BEGINNING at the northeast corner of the
intersection of Florida Avenue and Kenneth
Avenue, said point being the southwest
corner of Tract 2, Block 25, Iowa Colony
Subdivision;
THENCE North along the west line of said tract
and the east right-of-way line of Kenneth
Avenue a distance of 589.08 feet, more or less,
to a point for corner;
THENCE East'a distance of 385:94 feet;'m.ore
or less, to a point for corner in the rear
property line of Lot 12, Block 5, Cuchia
Addition, same point being 50 feet west of
the west right-of-way line of Elba Street;
THENCE South along the west line of Block 5,
Cuchia Addition a distance of 291.10 feet,
more or less, to a point for corner in the
most southwesterly extension of Genoa Street,
said point being the northwest corner of
Lot 12, Block 6, Cuchia Addition;
THENCE West a distance of 50 feet, more or
less, to a point for corner;
THENCE South along a line which is parallel
to and 100 feet, more or less, west of the
west right-of-way line of Elba Street a
distance of 300 feet to a point for corner
in the north right-of-way line of Florida
Avenue;
THENCE West along the north right-of-way
line of Florida Avenue, same being the
south property line of the herein described
tract of land for a distance of 334.45 feet,
more or less, to the place of beginning,
containing 4.76 acres of land, more or less,
being recorded in Jefferson County Deed
Records, Volume 54, page 517 and Volume 106,
page 207 and including one-half of the
abutting street and alley rights-of-way.
and the official zoning map of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 42 of the Code of Ordinances
of Beaumont, Texas, adopted August 19, 1958, effective
October 19, 1958, as amended.

That the terms and provisions of this ordinance- shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the property described here-
inabove shall be declared to be invalid, the same shall not
affect the validity of the zoning of the balance of the
property described herein.
Section 4.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to
the same penalties provided for in the said Chapter 42 of the
Code of Ordinances of Beaumont, Texas.
