ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF A TRACT OF LAND
IN THE HEZEKIAH WILLIAMS LEAGUE, BEAUMONT,
JEFFERSON COUNTY, TEXAS, AS DESCRIBED HEREIN,
PRESENTLY ZONED "A-1" TO "R-lA"; PROVIDING
FOR SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning dis-
tricts as indicated upon the Zoning Map of The City of
Beaumont, referred to in Section 42-9 thereof, is hereby
amended by changing the zoning classification of the following
described tract of land, presently zoned "A-1" Agricultural -
Residential District to "R -IA" Single -Family Residential
District, to wit:
Being a tract of land in the Hezekiah Williams
League, Abstract No. 56, Beaumont, Jefferson
County, Texas, and being more particularly
described as follows:
BEGINNING at a point in the south right-of-
way line of Gladys Avenue,(formerly Hall Road),
said point being 794.63 feet, more or less,
west of the west line of the Dowlen Road
80 foot street right-of-way, said point also
being the northwest corner of the South Park
Independent School District's Marshall School
property;
THENCE South a distance of 600 feet, more or
less, to the northeast corner of Lot 15, Block
5 of the Sheraton Woods Addition to The City
of Beaumont, Jefferson County,.Texas, to a
point for corner;
THENCE West a distance of 1178 feet, more or
less, to a point for corner, said point being
528 feet, more or less, west of the center line
of a 65 foot Jefferson County Drainage District
No. 6 drainage easement;
THENCE South along a line which is parallel
to and 2000 feet, more or less, west of the
center line of Dowlen Road a distance of
1621.8 feet, more or less, to a point for
corner;
THENCE West along a line which is parallel to
and 2271 feet, more or less, south of the
south right-of-way line of Gladys Avenue a
distance of 2411.5 feet, more or less, to a
point for corner;
THENCE North a distance of 1191.6 feet, more
or less, to a point for corner;
THENCE East a distance of 150 feet, more or
less, to a point for corner;
THENCE North a distance of 1100 feet, more or.
less, to a point for corner in the south right-
of-way line of Gladys Avenue, said point being
1625 feet, more or less, from the east right-
of-way line of Major Drive (FM 364);
THENCE East along the south line of Gladys
Avenue a distance of 3300 feet, more or less,
to the place of beginning, containing 138 acres
of land, more or less, and including one-half
of the abutting street right-of-way.
and the official zoning map of The City of Beaumont is hereby
amended to reflect such changes.

That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 42 of the Code of Ordinances
of Beaumont, Texas, adopted August 19, 1958, effective
October 19, 1958, as amended.

That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the property described here-
inabove shall be declared to be invalid, the same shall not
affect the validity of the zoning of the balance of the
property described herein.
Section 4.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to
the same penalties provided for in the said Chapter 42 of
the Code of Ordinances of Beaumont, Texas.
