ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OR ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICUEAR THE BOUNDARIES OF THE ZONING
DISTRICT AS DESCRIBED UPON THE ZONING MAP OF
THE CODE:O�F, ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF THE FOLLOWING
THREE (3) TRACTS OF LAND: TRACT NUMBER ONE (1)
LOTS ONE THRU SEVEN (1-7) AND LOTS TWENTY-TWO
THRU TWENTY-EIGHT (22-28), BLOCK FIFTEEN (15)
AVERILL ADDITION TO THE CITY OF BEAUMONT, JEF-
FERSON COUNTY, TEXAS, AS DESCRIBED HEREIN,
PRESENTLY ZONED "R -1P1 TO "R-201; TRACT NO. TWO
(2) A TRACT OF LAND IN THE ANNIE T. WARREN
SUBDIVISION, BEAUMONT, JEFFERSON COUNTY, TEXAS,
AS DESCRIBED HEREIN, PRESENTLY ZONED "R-141 TO
"R-211; AND TRACT NO. THREE (3) 16.12 ACRES OF
LAND.OUT OF THE HOMER WALKER 81.5 ACRE TRACT
IN THE W. B. DYCHES SURVEY IN BEAUMONT, JEF-
FERSON COUNTY, TEXAS, AS DESCRIBED HEREIN,
PRESENTLY ZONED "R -1A" TO "R-2"; PROVIDING FOR
SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of The City of Beaumont, referred
to in Section 42-9 thereof, is hereby amended by changing the
zoning classification of the following described tract of land,
presently zoned "R-1" Single -Family Dwelling District to "R-2"
Two Family and Multiple Dwelling District, to wit:
Being all of Lots 1-7 and Lots 22-28, Block 15,
Averill Addition,to The City of Beaumont, Jef-
ferson County, Texas; said lots containing 2.41
acres of land, more or less; also including
one-half of the abutting street rights-of-way.
Section 2.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of The City of Beaumont, re-
ferred to in Section 42-9 thereof, is hereby amended by changing
the zoning classification of the following described tract of
land presently zoned "R-1" Single -Family Dwelling District to
"R-2" Two Family and Multiple Dwelling District, to wit:
Being a tract of land in The City of Beaumont,
Texas, out of Lot 21 of the Annie T. Warren
Subdivision as recorded in the Jefferson
County Map Records, Volume 1, page 71 in May
of 1901;.said subdivision being out of the
middle third of the south one-half of the J. W.
Bullock League; said tract being known as
Tract No. 1, Block 21, Annie T. Warren Sub-
division; said tract fronting for 300 feet on
the west side of Park Street and fronting for
149 feet on the north side of Saxe Street;
said tract containing 1.026 acres of land,
more or less, and also including one-half of
the abutting street rights-of-way.
Section 3.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as.indicated upon the Zoning Map of The City of Beaumont, re-
ferred to in Section 42-9 thereof, is hereby amended by changing
the zoning classification of the following described tract of
land presently zoned "R -IA" Single -Family Residential District
to "R-2" Two Family and Multiple Dwelling District, to wit:
16.12 acres of land out of the Homer Walker 81.5
acre tract in the W. B. Dyches Survey in Beaumont,
Jefferson County, Texas, and described by metes
and bounds as follows:
FOR locative corner begin at a steel rod at the
intersection of the north right-of-way line of
State Highway 105 and the west right-of-way line
of Caswell Road;
THENCE South 89030'30" West with the north line of
State Highway 105 1879.65 feet to a concrete mon-
ument for the southeast and beginning corner of
the tract of land herein described;
THENCE North 007.25' West 705.12 feet to a concrete
monument;
THENCE North 460 53.5' West 589.88 feet to concrete
monument in the easterly right-of-way line of LNVA
Canal;
THENCE South 430 6.5' West 625 feet to concrete
monument;
THENCE South 460 53.5' East 150 feet to concrete
monument;
THENCE South 00 29.5' East 555.86 feet to a concrete
monument in the North right-of-way line of State

THENCE North 890 30.5° East along the north
right-of-way line of State Highway 105, 745
feet to the.PLACE OF BEGINNING, and including
one-half of the abutting highway right-of-way.
Section 6.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 42 of the Code of -Ordinances
of Beaumont, Texas, adopted August 19, 1958, effective
October 19, 1958, as amended.
Section 7.
That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the property described here-
inabove shall be declared to be invalid, the same shall not
affect the validity of the zoning of the balance of the pro-
, perty described herein.
Section 8.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to
the same penalties provided for in the said Chapter 42 of the
Code of Ordinances of Beaumont, Texas.
