ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF A 47.581 ACRE
TRACT OF LAND OUT OF THE SOUTHERN PORTION OF
THE YOUNT JERSEY FARM TRACT OF LAND OUT OF THE
CHARLES WILLIAMS LEAGUE, ABSTRACT 59 IN THE
CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS, AS
DESCRIBED HEREIN, PRESENTLY ZONED "R-1" TO
"R-211; PROVIDING FOR SEVERABILITY; AND PROVID-
ING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of The City of Beaumont,.re-
ferred to in Section 42-9 thereof, is hereby amended by
changing the zoning classification of the following described
tract of 1and,.presently zoned "R-1" Single -Family Dwelling
District to "R-2" Two Family and Multiple Dwelling District,
to wit:
BEING a 47.581 acre tract of land out of the southern
portion of the Yount Jersey Farm Tract of land out
of the Charles Williams League, Abstract 59 and being
described as follows:
BEGINNING at the southwest corner of the Yount
Tract at the intersection of the east right-of-way
line of Langham Road and the north right-of-way
line of.the Southern Pacific -Missouri Pacific
Railroad right-of-way;
THENCE North 810 15' 421''East, along the south line
of the Yount Tract and the north line of the rail-
road right-of-way,.a distance of 1,675.78 feet to
corner in the west right-of-way line of Caldwood
Cut -Off drain ditch;
THENCE North 000 19' 26" East, along the west line
of said drain ditch, a distance of 1,160.63 feet
to corner;
THENCE continuing along the west line of said drain
ditch, the following courses and distances:
North 2009134" West, a distance of 64.62 feet;
North 12013'20" West, a distance of 43.61 feet;
North 28027'44" West, a distance of 47.51 feet;

North 39010'22" West, a distance of 38.94 feet;
North 44053'23" West, a distance.of 103.83 feet
to point for corner;
THENCE in a westerly direction across the said Yount
Tract the following courses and distances:
North 89030'43" West, a distance of 650.00 feet;
South 00 29'17" West, a distance of 320.00 feet;
North 89030'43" West, a distance of 820.78 feet,
to point for corner which is 200.27 feet east
of and at right angles to the east line of.
Langham Road;
THENCE South 10019'32" East, a distance of 458.14
feet to corner;
THENCE South 20054'06" West, a distance of 64.02
feet to corner;
THENCE South 2056131" East, a distance of 502.84
feet to corner;
THENCE South 87003'297 West,a distance of 160.00
feet to corner -in the east right-of-way line of
Langham Road;
THENCE South 2056'31" East, along the east line of
Langham Road, a distance of 340.00 feet to the place
of beginning, containing in area, 47.581 acres of
land, more or less, and including one-half of the
abutting street rights-of-way.
and the official -zoning map of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property here-
inabove described shall be subject to all of the applicable
regulations contained in Chapter 42 of the Code of'Ordinances
of Beaumont, Texas; adopted August 19, 1958, effective October
19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the property described here-
inabove shall be declared to be invalid, the same shall not
affect the validity of the zoning of the balance of the pro-
perty described herein.
Section 4.
Tnat any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to
the same penalties provided for in the said Chapter 42 of the
Code of Ordinances of Beaumont, Texas.
PASSED by the City Council this 4th day of November,
1969.
