ENTITLED AN ORDINANCE AMENDING CHAPTER 42
OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES OF
THE ZONING DISTRICTS AS INDICATED UPON THE
ZONING MAP OF THE CODE OF ORDINANCES OF
BEAUMONT, TEXAS, BY CHANGING THE CLASSIFI-
CATION OF A TRACT OF LAND BEING .725 ACRES;
MORE OR LESS, OUT OF THE H. WILLIAMS SURVEY,
IN THE CITY'OF BEAUMONT, JEFFERSON COUNTY,
TEXAS, AS. DESCRIBED HEREIN.,_,PRESENTLY ZONED
"R-211.TO ''R-311; PROVIDING FOR SEVERABILITY;
AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:

That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of The City of Beaumont, re-
ferred to in Section 42-9 thereof, is hereby amended by chang-
ing the zoning classification of the following described tract
of land, presently zoned "R-2", Two Family and Multiple Dwell-
ing to "R-3", Modified -Two Family and Multiple Dwelling,- to wit:.
BEING .725 acres, more or less, out of the
H. Williams Survey, Beaumont, Jefferson
County, Texas, and being more fully describ-
ed as follows:
FOR a locative point begin at the southwest
corner of the Broadway Place Addition;
THENCE north 1613' east -for 462;60 -feet to -.the
BEGINNING and southeast corner of the tract
herein described;- ' -
THENCE north 1013' east for 200 feet to a
point for corner in the south right-of-way line
of Calder Avenue;
THENCE.south 60041' west for 100 feet to a
point;
THENCE south 57057' west for 100 feet to a
point for corner;
THENCE south 4046' east for 179.51 feet to
a point for corner;
THENCE north 62054'30" east for 92.92 feet
to a point;

THENCE north 61007' east for 80 feet to the
PLACE OF BEGINNING; and including one half
of the abutting street right-of-way.
and the official zoning map of The City of Beaumont is hereby
amended to reflect such changes.

That in all other respects the use of the property
hereinabove described shall be subject`to all of the applic-
able regulations contained in Chapter 42 of the Code of
Ordinances of Beaumont, Texas, adopted August 19, 1958,
effective October 19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance
shall be deemed to be severable, and that if the validity
of the zoning affecting any portion of the property des-
cribed hereinabove shall be declared to be invalid, the
same shall not affect the validity of the zoning of the
balance of the property described herein.
Section 4.
That any person or corporation violating any of
the terms and provisions of this ordinance shall be subject
to the same penalties provided for in the said Chapter 42
of the Code of Ordinances of Beaumont, Texas. V4V
