ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF LOTS ONE (1)
THROUGH ELEVEN (11), BLOCK ONE (1) OF THE POE
ADDITION TO THE CITY OF BEAUMONT, JEFFERSON
COUNTY, TEXAS, AS DESCRIBED HEREIN, PRESENTLY
ZONED "R-1" TO "R-211; AND BY CHANGING THE
CLASSIFICATION OF A TRACT OR PARCEL OF LAND
LYING OUT OF AND BEING A PART OF LOT TWENTY-
FOUR (24) OF THE ANNIE T. WARREN SUBDIVISION
OF THE MIDDLE ONE-THIRD (1/3) OF THE SOUTH ONE-
HALF (1/2) OF THE J. W. BULLOCK LEAGUE TO.THE
CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS, AS
DESCRIBED HEREIN, PRESENTLY ZONED "R-1" TO "R-211;
PROVIDING FOR SEVERABILITY; AND PROVIDING A
PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of The City of Beaumont, re-
ferred to in Section 42-9 thereof, is hereby amended by changing
the zoning classification of the following described tract of
land, presently zoned "R-1" Single -Family Dwelling District to
."R-2" Two -Family and Multiple Dwelling District, to -wit:
Being Lots One (1) through Eleven (11) inclusive
in Block One (1)of the Poe Addition to the City
of Beaumont, Jefferson County, Texas, according
to the map or plat of said addition filed for
record in Volume 7, page 114 of the Map Records
of Jefferson County, Texas, containing in area
2.537 acres of land, more or less, and including
one-half the width of all'the abutting public
street and alley rights-of-way;
and the official zoning map of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of The City of Beaumont, re-
ferred to in Section 42-9 thereof, is hereby amended by changing
the zoning classification of the following described tract of
land, presently zoned "R-1" Single -Family Dwelling District to
11R-1" Two -Family and Multiple Dwelling District, to -wit:
All that certain tract or parcel of land lying
out of and being a part of Lot 24 of the Annie
T. Warren Subdivision of.the middle one-third
(1/3) of the south one-half (1/2) of the J. W.
Bullock League in Jefferson County, Texas, and
being described as follows, to -wit:
BEGINNING at a point on the easterly right-of-
way line of Kenneth Avenue which is 151.25 feet
south of the southwesterly corner of the Inter-
section of Saxe Street and Kenneth Avenue in
Beaumont, Jefferson County, Texas;
THENCE westerly parallel to and 151.25 feet
south of the south line of Saxe Street a dis-
tance of 339.9 feet to a point in the westerly
boundary line of the Poe Addition to the City or
Beaumont;
THENCE southerly along the westerly boundary line
of.the said Poe Addition to its southeast corner;
THENCE westerly and parallel to the northerly line
of Poe Addition and the south line of Saxe Street
along the south line of Blocks 1 and 2 of said
addition to a point on the easterly right-of-way
line of Park Street;
THENCE continuing westerly parallel to the northerly
line of the Poe Addition and the southerly line of
Saxe Street across Park Street and along the south-
erly line of Block 4 of the Poe Addition to a point
where the southerly line of said Block 4 of the
Poe Addition intersects the easterly right-of-way
line of the Southern Pacific Railroad Company 160
foot right-of-way;
THENCE southeasterly along the easterly line of
the Southern Pacific Railroad Company right-of-way
to a point in the north line of Florida Avenue,
which is also the northwest corner of the inter-
section of Florida Avenue and Park Street;
THENCE along the northerly line of Florida Avenue
easterly to the northwest corner of the.intersection
of Florida Avenue and Kenneth Avenue;
THENCE north along the westerly line of Kenneth
Avenue to the Place of Beginning, and being variously
referred to as Tracts 3, 3A and the north one-half
(1/2) of 6, the south one=half (1/2) of 6, and all
of tracts 7, 17, 15, 16, 4, 10, 8 and 9 out of Lot
24 of the Annie T. Warren Addition according to the
tax plats of the City of Beaumont, containing in
area 14.468 acres of land, more or less, and in-
cluding one-half (1/2) the width of all the abutting
street and alley rights-of-way:
and the official zoning map of the City of Beaumont is hereby
amended to reflect such changes.
Section 3.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained'in Chapter 42 of the Code of Ordinances
of Beaumont, Texas, adopted August 19, 1958, effective October
19, 1958, as amended.
Section .4.
Tnat the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the property described here-
inabove shall be declared to be invalid, the same shall not
affect the validity of the,zoning of the balance of the pro-
perty described herein.
Section 5.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to
the same penalties provided for in the said Chapter 42 of the
Code of Ordinances of Beaumont, Texas.
