ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF A 2.635 ACRE
TRACT OF LAND IN THE H. WILLIAMS SURVEY,
BEAUMONT, JEFFERSON COUNTY, TEXAS, AS DESCRIBED
HEREIN PRESENTLY ZONED "R-2" TO "R-311; PRO-
VIDING FOR SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY.OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning dis-
tricts'as indicated upon the Zoning Map of The City of
Beaumont, referred to in Section 42-9 thereof, is hereby
amended by changing the zoning classification of the following
described tract of land, presently zoned "R-2" Two Family and
Multiple Dwelling District to "R-3" Modified Two Family and
Multiple Dwelling District, to wit:
BEING a 2.635 acre tract of land located in the
H. Williams Survey, Beaumont, Jefferson County,
Texas bounded on the north by Calder Avenue,
bounded on the east and south by the Broadway
Place Addition and bounded on the west by
Tracts 24 and 24-A of Tax Roll Plat D-25, H.
Williams Survey, said tract hereinunder des-
cribed being known as Tract 23, Plat D-25, H.
Williams Survey by the Property Tax Rolls of
the City of Beaumont, Texas, and being more
particularly described as follows:
FOR PLACE OF BEGINNING begin at,a_concrete mon-
ument in the northwest corner of Lot 36, Block 1
of the Broadway Place Addition to the City of
Beaumont, Jefferson County, Texas, as recorded
in the Map Records of Jefferson County in
Volume 7, page 172, said PLACE OF BEGINNING
being in the south right-of-way line of Calder
Avenue and being the most northeast corner of
the tract of land being described;
THENCE north 77015130" west a distance of 269.22
feet along the south line of Calder Avenue to
an iron pin for a point;
THENCE south 76004' west a distance of 83.36 feet
along the south line of Calder Avenue to an iron
pin for corner;
THENCE south 01013' west a distance of 342.72 feet
to an iron pin for corner;
THENCE north 89030'30" east along the north pro-
perty lines of Lots 26, 27, 28, 29 and 30, Block
1, said Broadway Place Addition a distance of
345 feet to a concrete monument for a point for
corner, said point lying in the west line of
Lot 32, Block 1, said Broadway Place Addition;
THENCE north 01004' eas.t a distance of 297.30
feet to the PLACE OF BEGINNING, said above des-
cribed tract of land in the H. Williams Survey
containing 2.635 acres, more or less, and also
including half the width of the abutting street
right-of-way.
and the official zoning map of The City of Beaumont is hereby
amended to reflect such changes.
-. Section 2.
That in all other respects the use of the property
hereinabove described shall be 'subject to all of the applicable
regulations contained in Chapter 42 of the Code of Ordinances
of Beaumont, Texas, adopted August 19, 1958, effective
October 19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the property described here-
inabove shall be declared to be invalid, the same shall not
affect the validity of the zoning of the balance of the pro-
perty described herein.

Section 4.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to
the same penalties provided for in the said Chapter 42 of the
Code of Ordinances of Beaumont, Texas.
