ENTITLED AN ORDINANCE"AMENDING CHAPTER 42 OF
THE -CODE OF ORDINANCES OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF A TRACT OF LAND
OUT OF THE JOHN A. VEATCH SURVEY, BEAUMONT,
JEFFERSON COUNTY, TEXAS, AS DESCRIBED HEREIN,
PRESENTLY ZONED "R-111 TO "C-111; PROVIDING FOR
SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning dis-
tricts as indicated upon the Zoning Map of the City of
Beaumont, referred to in Section 42-9 thereof, is hereby
amended by changing the zoning classification of the following
described tract of land, presently zoned "R-1"--Singl:-e Family
Dwelling District to "C-111 Neighborhood Commercial District,
to wit:
A part of Acreage Tracts 7 & 8 of the Gladys
City Oil, Gas and Manufacturing Company Sub-
division of the John A. Veatch Survey, Jef-
ferson County, Texas, as same are reflected
upon the map of record in Volume 1, page 55
of the Map Records of Jefferson County, Texas,
and more particularly described as follows:
BEGINNING at the point of intersection along
the southeasterly line of a 60 foot wide
drainage easement known as the Moore Street
Ditch with the north line of right-of-way for
Loop 251 access road;
THENCE along the southeasterly line of the ditch
north 42° 44' east, 400 feet to a point, which
is 145 feet from the west right-of-way line of the
80 foot wide Highland Avenue measured on a line
perpendicular to such west right-of-way line;

THENCE south 27° 56' east along a line which is
145 feet from the west boundary line of Highland
Avenue, approximately 320 feet to a point in the
north line of the right-of-way of the access road
to Loop 251;
THENCE in a westerly direction along the north
right-of-way line of such access road to the
place of beginning, and containing an area
approximately 1.35 acres and also including half
the width of all abutting street and highway
rights-of-way.
and the official zoning map of the City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 42 of the Code of Ordinances
of Beaumont, Texas adopted August 19, 1958, effective October
191 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the -property described here-
inabove shall,be declared to be invalid, the same shall not
affect the validity of the zoning of the balance of the property
described herein.
Section 4.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to the
same penalties provided for in the said Chapter 42 of the Code
of Ordinances of Beaumont, Texas.
