ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF A 47.729 ACRE
TRACT OF LAND OUT OF THE H. WILLIAMS SURVEY,
BEAUMONT, JEFFERSON COUNTY, TEXAS, AS DES-
CRIBED HEREIN PRESENTLY ZONED "R-1" AND
"R -2t1 TO "C-111; PROVIDING FOR SEVERABILITY;
AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the.boundaries of the zoning dis-
tricts as indicated upon the Zoning Map of the City of
Beaumont, referred to in Section 42-9 thereof, is hereby
amended by changing the zoning classification of the following
described tract of land, presently zoned "R -l" Single Family
Dwelling District and "R-211 Two Family & Multiple Dwelling
District to "C-111 Neighborhood Commercial District, to wit:
BEING a 47.729 acre tract of land out of and a
part of the H. Williams Survey, Abstract No.
57, a part of Subdivision 4 of said Williams
Survey and being the west portion of the 154.50
acre Wilson-Bordages et al tract and the west
portion of the Bordages et al 76.429 acre tract
located along and adjacent to the north line
of Lucas Drive just east of Magnolia Avenue
and east and north of the Lucas Elementary
School, Beaumont, Jefferson County, Texas,
said tract being more fully described as
follows:
BEGINNING at a galvanized pipe which marks the
most northerly southwest corner of said 154.50
acre tract, the most northerly southwest corner
of the said 76.429 acre tract and being the
most northerly southwest corner of the tract
herein described, said pipe being located in
the east line of Pennock Street and the north
line of said School Tract extended westward
from the northwest corner of said School
Tract south 89° 40' west a distance of 33.2
feet, said beginning corner also being in
the east line of the Southerland Addition;
THENCE north 00-20' west along the east line
of said addition a distance of 295.99 feet to
a 6 inch channel iron set in concrete in a
small ravine which.channel marks the northeast
corner of Block G of said addition and the
southeast corner of Block 1 of said addition;
THENCE north 0° 24' west continuing along the
east line of said addition a distance of
456.73 feet to a galvanized pipe in the marsh
for corner;
THENCE south 89° 42' east out of the marsh a
distance of 611.11 feet to a galvanized pipe
for corner on high land;
THENCE north 6° 31' east a distance of 233.51
feet to a galvanized pipe for corner in the
edge of the marsh;
THENCE north 7.7° 27' east along the edge of
the marsh a distance of _637.58 feet to a
galvanized pipe for corner;
THENCE south 89° 42' east a distance of 269.83
feet to a point for corner;
THENCE south'0° 21' west -along the west line of
the "Mrs. Nora J. LeBlanc, et al" 28.7 acre
tract a distance of 1811.40 feet to a point
for corner in the north line of Lucas Drive;
THENCE north 890 39' west along the north line
of Lucas Drive a distance of 898.34 feet to a
galvanized pipe for corner;
THENCE north 00 22' west at a distance of 6.2
feet pass an iron pipe marking the southeast
corner of the said School Tract and continuing
along said course a. --total distance of 690.72
feet to a galvanized pipe for corner and the
northeast corner of the School Tract;
THENCE -south 890 40' west along the north line
of the School Tract a distance of 610.75 feet
to the place of beginning, containing in area
47.729 acres of land, more or less, and also
including, for zoning purposes, half the width
of the abutting street rights-of-way.

and the official zoning map of the City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 42 of the Code of Ordinances
of Beaumont, Texas adopted August 19, 1958, effective October
195 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the property described here-
inabove shall be declared to be invalid, the same shall not
affect the validity of the zoning of the balance of the pro-
perty described herein.
Section 4.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to the
same penalties provided for in the said Chapter 42 of the Code
of Ordinances of Beaumont, Texas.
