ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN
PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS
AS INDICATED UPON THE ZONING MAP OF THE CODE OF
ORDINANCES OF BEAUMONT TEXAS, BY CHANGING THE
CLASSIFICATION OF A 1.42 ACRE TRACT OF LAND IN
THE A. WILLIAMS SURVEY, IN THE CITY OF BEAUMONT,
JEFFERSON COUNTY, TEXAS, AS DESCRIBED HEREIN,
PRESENTLY ZONED "R-2" TO "C-111; PROVIDING FOR
SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of the City of Beaumont,
referred to in Section 42-9 thereof, is hereby amended by
changing the zone classification of the following described
tract of land, presently zoned "R-2" Two Family and Multiple
Dwelling -to "C-1" Neighborhood Commercial, to -wit:
BEING a 1.42 acre tract of land, more or less, in
the A. Williams Survey, in the City of Beaumont,
Jefferson County, Texas, and being parts of Tracts
1413 142 and 214 in acreage Plat D-16, and being
more particularly described as follows:
FOR LOCATIVE POINT begin at the intersection of
the east line of Eleventh Street with the south line of
Sweet Gum Lane; thence in a northeasterly direction
along the south line of the 40 foot wide right-of-way
of Sweet Gum Lane a distance of 247 feet to the northwest
corner of the herein described tract of land, said
corner being the PLACE OF BEGINNING;
THENCE in a northeasterly direction along the south
right-of-way line of Sweet Gum Lane a distance of
412 feet to a point for corner, said point being the
northeast corner of the herein described tract of
land;
THENCE in a southeasterly direction along the common
side property lines of acreage tract Nos. 90 and 214,
Plat D-16, A. Williams Survey, a distance of 150
feet to a point for corner in the southeast corner
of the herein described tract of land;
THENCE in a southwesterly direction along a line which
is located 150 feet southwest of and parallel to the
south right-of-way line of Sweet Gum Lane a distance
of 412 feet to a point for corner in the southwest
corner of the herein described tract of land;

THENCE in a northwesterly direction along the
common side property lines of acreage tract Nos.
142 and 143, Plat D-16, A. Williams Survey, a
distance of 150 feet to the PLACE OF BEGINNING,
said tract as described containing 1.42 acres,
more or less, and also including half the width of
the abutting street right-of-way,
and the official zoning map of the City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property herein-
above described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont,
Texas, adopted August 19, 1958, effective October 19, 1958, as
amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning
affecting any portion of the property described hereinabove shall
be declared to be invalid, the same shall not affect the validity
of the zoning of the balance of the property described herein.
Section 4.
That any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same
penalties provided for in the said Chapter 42 of the Code of
Ordinances of Beaumont, Texas.
