DISTRICTS AS INDICATED UPON THE ZONING MAP OF THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING THE CLASSIFICATION OF NINETEEN (19) ACRES, MORE OR LESS, AND INCLUDING HALF THE WIDTH OF ALL ABUTTING STREET RIGHTS-OF-WAY, OUT OF THE CARTWRIGHT AND ROBERTS "A" SUB- DIVISION OUT OF THE DAVID BROWN SURVEY TO THE CITY OF BEAUMONT, JEFFERSON COUNTY TEXAS, AS DESCRIBED HEREIN, PRESENTLY ZONED ?'R -lo' TO "R-211; PROVIDING FOR SEVERABILITY; AND PRO- VIDING A PENALTY. BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS: Section 1. That Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in particular the boundaries of the zoning districts as indicated upon the Zoning Map of the City of Beaumont, referred to in Section 42-9 thereof, is hereby amended by changing the zoning classification of the following described tract of land, presently zoned P1R-1", Single Family Dwelling, to "R-211, Two Family and Multiple Dwelling, to -wit: Being portions of Block 25 and Block 24 of the Cartwright and Roberts "A" Subdivision out of the David Brown Survey to the City of Beaumont, Jefferson County, Texas; said portion of Block 25, said addition being bound on the south.by a line that is 150 feet north of and parallel to the present north right-of-way line of the 60 foot wide Washington Boulevard; bound on the north by Terrell Street, bound on the east by Eighth Street and bound on the west by Ninth Street; and said portion of Block 24, said addition, being bound on the south by Terrell Street, bound on the north by Roberts Avenue; bound on the northwest by the Santa Fe Railroad right-of- way, bound on the east by Eighth Street and bound on the west by Ninth Street; said above described tracts containing a total of 19 acres of land, more or less, and also including half the width of all abutting street rights-of-way, and the official zoning map of the City of Beaumont is hereby amended to reflect such changes. 119-7.2-16 .2-.2-9 - 7� �7 Section 2. That in all other respects the use of the property hereinabove described shall be subject to,all of the applicable regulations contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas adopted August 19, 1958, effective October 19, 1958, as amended. Section 3. That the terms and provisions of this ordinance shall be deemed to be severable, and that if the validity of the zoning affecting any portion of the property described herein- above shall be declared'to be invalid, the same shall not affect the validity of the zoning of the balance of the property described herein. Section 4. That any person or corporation violating any of the terms and provisions of this ordinance shall be subject to the same penalties provided for in the said Chapter 42 of the Code of Ordinances of Beaumont, Texas.
