ORDINANCE NO.
ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF A 6.689 ACRE
TRACT OF LAND OUT OF THE WALKER TRACT IN THE
W. B. DYCHES SURVEY IN BEAUMONT, JEFFERSON
COUNTY, TEXAS, AS DESCRIBED HEREIN PRESENTLY
ZONED "R-lA" TO "R-211; PROVIDING FOR SEVER-
ABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of the City of Beaumont, re-
ferred to in Section 42-9 thereof, is hereby amended by changing
the zoning classification of the following described tract of
land, presently zoned "R -1A", Single Family Residential District
to 1°R-2", Two Family and Multiple Dwelling District, to -wit:
Being a 6.689 acre tract of land out of the
Walker Tract in the W. B. Dyches Survey in
Beaumont, Jefferson County, Texas and being
more particularly described by metes and
bounds as follows:
For locative point begin at an iron stake in
the West line of Caswell Road, a 40 foot width
road and in the North right-of-way line of
State Highway 105, a 100 foot width right-of-
way;
THENCE South 89 degrees 30 minutes 30 seconds
West with said North line 1690 feet to an iron
stake locating the Southeast and beginning
corner of the tract of land herein described;
THENCE South 89 degrees 30 minutes 30 seconds
West with the North line of said Highway 190
feet to corner;
THENCE North 705.12 feet to stake for corner;
THENCE North 46 degrees 53 minutes 30 seconds
West 589.88 feet to a. stake in the South line
of the LNVA Canal;
THENCE North 43 degrees 06 minutes 30 seconds
East with said line 234.69 feet to an iron stake;
THENCE South 46 degrees 53 minutes 30 seconds
East 632.47 feet to an iron stake;
THENCE South 845.72 feet to the place of be-
ginning containing 6.689 acres of land.
and the official zoning map of the City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 42 of the Code of Ordinances
of Beaumont, Texas adopted August 19, 1958, effective October
19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the property described herein-
above shall be declared to be invalid, the same shall not affect
the validity of the zoning of the b-a,lanc-e of the property des-
cribed herein.
Section 4.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to the
same penalties provided for in the said Chapter 42 of the Code
of Ordinances of Beaumont, Texas.
