ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF A 5.3 ACRE TRACT
OF LAND, MORE OR LESS, OUT OF THE W. B. DYCHES
SURVEY IN THE CITY OF BEAUMONT, JEFFERSON COUNTY,
TEXAS, AS DESCRIBED HEREIN PRESENTLY ZONED 'IR -111
TO "R-211; PROVIDING FOR SEVERABILITY; AND PRO-
VIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of the City of Beaumont,
referred to in Section 42-9 thereof, is hereby amended by
changing the zoning classification of the following described
tract of land, presently zoned "R-1", Single Family Dwelling
District, to 'FR -211, Two Family and Multiple Dwelling District,
to -wit:
BEING a 5.3 acre tract of land, more or less,
in Beaumont, Jefferson County, Texas, said tract
being out of the W. B. Dyches Survey and being
listed in the Beaumont property tax rolls as
Tract No. 56 out of acreage plat No. RS -4; said
tract being more particularly described as follows:
FOR LOCATIVE POINT begin at the northwest corner
of the intersection of Willis Lane and the Old
Voth Road;
THENCE north along the west right-of-way line of
the Old Voth Road a distance of 820 feet, more
or less, to the PLACE OF BEGINNING, said.place of
beginning being the northeast corner of the herein
described tract of land;
THENCE west a distance of 680 feet to a point for
corner in the northwest corner of the herein
described tract;
THENCE south a distance of 449 feet to a point
for corner in the southwest corner of the herein
described tract;
THENCE.east a distance of 315.5 feet, more or
less, to a point for corner in the most southeast
corner of the herein described tract;

THENCE north a distance of 222 feet to a point
for corner;
THENCE east a distance of 435 feet to a point
for corner in the west right-of-way line of the
Old Voth Road;
THENCE north along the west right-of-way line of
the Old Voth Road a distance of 250 feet to the.
PLACE OF BEGINNING.
Zoning extends to the centerline of abutting
streets and highways.,
and the official zoning map of the City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all of.the applicable
regulations contained in Chapter 42 of the Code of Ordinances
of Beaumont, Texas, adopted August 19, 1958, effective October 19,
1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the property described herein-
above shall be declared to be invalid, the same shall not
affect the validity of the zoning of the balance of the property
described herein.
Section 4.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to the
same penalties provided for in the said Chapter 42 of the Code
of Ordinances of Beaumont, Texas.
