ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF A 6.5 ACRE
TRACT OF LAND, MORE OR LESS, OUT OF THE T. H.
LANGHAM ESTATE, C. WILLIAMS SURVEY IN THE CITY
OF BEAUMONT, JEFFERSON COUNTY, TEXAS, AS DES-
CRIBED HEREIN PRESENTLY ZONED "C-1" TO "I-111;
PROVIDING FOR SEVERABILITY; AND PROVIDING A
PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the,boundaries of the zoning districts
as indicated upon the Zoning Map of the City of Beaumont, re-
ferred to in Section 42-9 thereof, is hereby amended by chang-
ing the zoning classification of the following described tract
of land, presently zoned "C-1",Neighborhood Commercial District
to III-III.Light Industrial District, to -wit:
Being a tract of land in the City of Beaumont,
Jefferson County, Texas, said tract being several
tracts out of Lot 2, Block "K" of the T. H.
Langham Estate, C. Williams Survey, as recorded
in Jefferson County Map Records, Vol. 4, P. 89,
said herein described tract containing 6.5 acres
of land, more or less, and being more particularly
described as follows:
For locative point begin at the intersection of
the south right-of-way line of ,College Street
(U.S.-Highway 90), a 116 foot wide right-of-way,
and the east right-of-way line of Langham Road,
an 80 foot wide right-of-way; thence east along
the south right-of-way line of College Street,
same being the north line of Lot 2, Block K, T.
H. Langham Estate, a distance of approximately
100 feet to a point in the west right-of-way line
of a 40 foot wide right-of-way, said right-of-way
dedicated by above named T. H. Langham Estate and
recorded in the Jefferson County Map Records in
Vol. 4, Page 89, said point also being in the
south right-of-way line of College Street;
thence east a distance of approximately 20 feet
to a point for corner in the centerline of the
aforementioned 40 foot wide dedicated right-of-
way, said point also being in the south right-
of-way line of College Street, and said point
being the Place of Beginning;
Thence southeast along the centerline of the 40
foot wide right-of-way an approximate distance
of 230 feet to a point for corner; thence east
continuing along the centerline of the 40 foot
wide right-of-way an approximate distance of
200 feet to a point for corner; thence south
continuing along the centerline of the 40 foot
wide right-of-way a distance of 680 feet, more
or less, to a point for corner in the south
right-of-way line of a 50 foot wide Mobil Oil
Corporation pipeline; thence east along the
south right-of-way line of the Mobil Oil pipe-
line a distance of 20 feet to a point in the
east right-of-way line of the 40 foot wide
dedicated right-of-way;
Thence east along the south right-of-way line
of the 50 foot pipeline a distance of 275 feet,
more or less, to a point for corner;
Thence north across the 50 foot wide pipeline
right-of-way and continuing north a total dis-
tance of 867 feet, more or less, to a point for
corner in the south right-of-way line of the 116
foot wide College Street (U.S. Highway 90) same
being in the north line of Lot 2, Block "K", T.
H. Langham Estate;
Thence west along the south right-of-way line of
College Street an approximate distance of 616
feet to the Place of Beginning said above described
tract of land containing 6.5 acres in area, and
also including half the width of abutting College
Street right-of-way,
and the official zoning map of the City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable

regulations contained in Chapter 42 of the Code of Ordinances
of Beaumont, Texas, adopted August 19, 1958, effective October
19, 1958, as amended.
Section 3.
That the terms and provisions.of this ordinance shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the property described herein-
above shall be declared to be invalid, the same shall not
affect the validity of the zoning of the balance of the pro-
perty described herein.
Section 4.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to
the same penalties provided for in the said Chapter 42 of the
Code of.Ordinances of Beaumont, Texas.
